  • Split Wyndham points into 2 deeds for sale?

Currently, I have 325k points per year, mortgage paid off with Wyndham. I was wondering if I could I could sell half my points or would I need to sell all of them? Has anyone done this? Over the years, I just don't use all the points I am alotted and want to cut back on MF's.

If all 325k is bought from Wyndham, you will have VIP status. Once you start selling them, you will loss it.

You should look at your travel history, and see how many discount and upgrade you have used. If not many, than you can ignore the VIP.

I have not heard anyone be able to split the existing deed. But I believe you can sell it and bought a small deed instead, or purchase more from Wyndham and insist them give you separate deeds.

The current selling price is lower than 5% of the developer cost. So you may need to think it through. Even before the economic downturn, the selling price is like 20% or lower and it was lower ever year.

If you still want to sell, so be it. If you don't than you may want to learn how to rent some reservation out that can cover your MF and ad cost.

Jya-Ning's advice is on the money.. If they are all on a single deed, you'll need to sell the entire contract...

You can sell this contract and purchase a smaller allotment to lower your annual dues- but you will have to properly price to have any chance of success... PRICE LOW!

The current resale values can be shocking to owners... But with this particular brand, I don't really expect much improvement in the near future. There are simply too many competing sellers- and from a buyers perspective- points are points.. The home resort may give you a slight bump in value, but it's not much...

Good luck with your endeavor- and welcome to the forums!
