  • Looking to give away points and timeshare...

My husband and I purchased a timeshare a few years ago through Wyndham and we haven't used the points once. I honestly don't even know how the whole time share/point thing works...it was his idea to buy it. We are a military family, and my husband is about to deploy for at least 6 months. I just want to get rid of it and stop paying for something every month that we are never going to use! Does anyone have any suggestions for me? I called Wyndham to see what they suggest and they couldn't help me at all. The said I can sell it or transfer it to someone else and couldn't help me with either option. So, I guess I am looking to transfer it to a new owner. Anyone want it?? I have all the info on what points we have, how much we spend a month, etc. just ask me what you want to know and I will do my best to answer. Thanks!

Do you own the points or is there an outstanding loan on your purchase? If you own the points, you should post what you own on the Freebies board on this site.

If you have a loan on your purchase, it's likely that what you own is worth less than what you owe. You should ask on the Wyndham/Fairfield board about the value of what you own in today's market.

If Wyndham allows you to rent your points to other owners, then you could recoup some of your yearly outlay by going through that process. I'm sure there's a Wyndham owner around here that can help with that.

If there's a loan against the points, my suggestion would be to stick around and take the time to learn how to use your points or rent them when you're unable to use them. There are a lot of people in your shoes that spend thousands of dollars to buy a timeshare, then never use it because they've never taken the time to learn how it works. To me this is sort of like buying a car but never learning how to drive.

If there is no loan on your contract, giving what you own away isn't to complicated. As mentioned you can post it here on the freebies section, at TUG2.net on their classified's under cheap/free timeshares, or on sites such as Redweek.com or even on E-bay.

If you really want a good idea of the resale value of your points, go to E-bay and follow the auctions through to their conclusion. Most bidding happens less than 30 minutes before the end of the auction. It's sort of a shock to see what timeshares that originally cost thousands of dollars are worth when you want to get rid of them.

Whatever you do, DON'T fall for the line that a reseller can sell your timeshare for almost (or more) than what you paid for it if you'll only give them $600 (or whatever the figure is today) upfront. There are also outfits that will tell you that they'll transfer your timeshare for you but, they'll want $2,995 to do it and, all you're doing is sigining over POA for them to sell your timeshare, not actually transfer the title to them. In that case, you're still going to make payments until they get rid of your timeshare.

There's someone on these forums that's bound to post for a service that they claim can get rid of your timeshare for you. Most of us have pegged this person as a shill working for one of the companies that preys on the desperate timeshare owner. I don't believe any of us have seen proof otherwise. I would suggest proceeding with caution. Anyone who wants money upfront is often only trying to scam you out of your money. Never right a check until the timeshare title is transfered out of your name. Money back guarentee's are hard to enforce on these companies.

Perhaps they will be along shortly.

If not, if there is a loan outstanding you had better learn how to use because no one will want it.

If owned, even good points packages are going for just a few dollars, but you stand a good chance of giving it away as long as the MF's are reasonable. Paying the transfer costs yourself to make it really free would be enticing to some.

If you are giving this away you could do a quit claim deed yourself and record it with the county in Florida where the timeshare is located for less than $25.

I don't think the resort charges a transfer fee.

I don't understand exactly how the points work but here is direct info about what we have on our contract:

                Point Status:
                Jan.1 '11 - Dec 31 '11
                Regular Points
                Housekeeping Points 168
                Available points 168,000
Contract Types: UDI Alternate Year ODD
                84,000 points
                Use Year End Date Dec.31st

Although they are for '11 I know that points can be borrowed (?) for 2010. I did look into using them this past Jan and we were eligible for a 7 day stay in Waikiki in Jan. '10 but we didn't do it. I am still doing research, I was thinking about transferring our unused points into RCI points (?) Still learning about all of this!!

I highly suggest you join this Wyndham owners group: Wyndham Resorts Forums • Index page

you can get very detailed info from the archives, and "live" from participating members. Wyndham is a complex system. RCI is another animal altogether, especially regarding Wyndham point deposits.

Learning to use what you have purchased, is your best bang for your buck.
Beyond that, you will lose all that you have so far put into it... sorry, but that is how it is.

                    Filing a quit claim deed

The only problem with filing the quit claim deed in FLA is you need a Florida notary and 2 Florida residents to verify the forms..tough to do unless you happen to live there...

Actually, I did a quit claim for my Oak Plantation week a few months ago. I am a Massachusetts resident and did not need a Florida Notary nor did I need two Florida residents to witness the deed.

I have transferred several deeds via quit claim in Florida for others and it was/has never been an issue.
