  • 1 in 4 rule

Okay, can anyone explain to me what this means:

One in four year rule is enforced for one for one exchanges only and is resort specific, does not apply to internals

Last year we took a last minute at Massanutten where we used 7000/$200+. We are certainly interested in going back as another last minute thing, but we are not sure if this one in four thing applies to us. We are on the points system.

    Any experience?

It does apply. Any time you take anything from the weeks inventory that has this stupid designation, even from the points side, it counts.

The resort specific means you can't go to the Summit one year, and return to that section within 4 years. However you can go to another such as Woodstone. The resort is discussing changing this so you can't book in any of their areas, but no problem now. We exchanged to Summit about 2 years ago, and this year to Woodstone. The VC told me this is the rule.

        One in Four at Massanutten

I am an owner at Woodstone.

I heard about the 1 in 4 rule, but kept thinking I was getting away with something because Massanutten never stopped me using bonus weeks to take extra vacations. I later learned that it does not apply to internals (owners).

Frankly, I hate this rule, and ran across it myself at Orange Lake in Orlando.

I do not like the developer artificially lessening demand for Massanutten exchanges to encourage people to own.

There are five stand alone HOAs at Massanutten. Who makes this rule?

I believe that three HOAs are no longer controlled by the developer. Hopefully, these three HOAs (Summit, Villas, and Eagle Trace) will keep the rule unchanged. In fact, I think it's in their owners best interest to eliminate the rule all together.

With many resorts, the 1 in 4 also doesn't apply if you book the week using Last Call or Extra Vacations. The designation may still appear in the resort description when you book the unit, but confirm with RCI first whether the 1 in 4 will be applied if you aren't exchanging.

The 1-in-4 rule does not apply for Massanutten owners either. Since you own at Woodstone, you can exchange into any Massanutten resort whenever you want. I think the RCI system is smart enough to know that. I once exchanged into another 1-in-4 resort, I could not confirm the exchange online. When I called to confirm, the VC went over my exchange history to make sure I did not exchange into the resort in the past 4 years before confirm the reservation.
