    Does anyone know how the NTHC
    Guaranteed Rental Program works?
    Has anyone used their services for
    this new timeshare rental program?

    I just called. Here's what they told me.

    You must be a member to participate. It is a $299 one time membership fee.

    You decide how many points you want to rent with them and they draft up a contract. They pay you upfront. You commit the points to NTHC.

    You grant them access to your account and they book the unit and put the guest in the unit. This is the part that I don't like. I don't want anyone accessing my account since they will inevitably make a mistake and screw it up.

        It looks like they are offering some decent rentals, tho.

        Manhattan Club, Wk 50 $650.00, etc.

        I saw some decent prices on Fairfield in MB, Newport, too.

          Do you need to be a member in order to rent? Or, are the fees listed, the only fees that you need to pay?

          Oh wait....Is that the rental price, or the price they are paying to owners? ....I'm so confused!

            I believe what you see on their website are listings for sale and for rent. I doubt you have to be a member to buy something or rent something for your personal use. But, I could be wrong. If they charged me $299 to rent a week from them, I'd say goodbye.

                    The MC week 50 was misleading since it was only 3 days Dec 18-21...

                      Hmmmm.... how do these offering prices compare to the prices owners typically get from transferring points directly to another member? (Assuming one's points program allows direct transfers between owners.)

                        You probably can answer the Wm.

                        For RHC, I don't think it is transferable. The club will rent to you at $.05. But some of its MF is in the low $.01

                        For FF, the rent rate by transfer out is $from $6 to $7 per 1K compare to their $4 per 1K. But FF gives you $2.1 per 1K, and FF rent out at $5 / 1K or $10/1K. The MF is from $3 to $8/K

                        I have bought from them, you don't need to be member. They are real estate service company with up-front charge though. ANd yes Tug member NTHC (Cindy) is the owner.

                            It will be very unfair to compare their price to the price owner rent it out themselves. 1st of all, the owner can only transfer out regular points (the points have not been used to any reservation yet). 2nd, they probably will need to take care of all the renting, and sometimes, if you just give the point to them at say beginning of your use year, it will be hard to get a unit that can be rented out easily and get good profit. Just look at the eBay AD, and search NTHC's ad in Tug's for last min. deal. I think they did take enough risk to come out that price. 3rd, if they pay front, any points in the reminding will probably get wasted, some system is not that friendly to move points from one year to another.

                            I have not checked detail into what they offer and what their restrictions. But I believe they are in for the business and run very professional. And I would believe that point based system has came to at least a stage where it can build a business model on top of it. It at least help the owner to pass their life if they have problem with their finacial situation.

                              Well, I got a follow up call today. In addition to the $299 upfront fee, they also charge a $39/quarter renewal fee. That seals the deal as a dead value proposition for someone who knows their alternatives.

                              Here are three examples I know pretty well.

                              For WorldMark, you can rent credits for about $.06/credit. So, if you have 10,000 credits, you can get $600 pretty easily.
                              Using the NTHC model, you get $800 upfront, but you need to subtract $299 plus 4 quarters of renewals at $39*4. That would net you $345.

                              For Bluegreen, Bluegreen will offer you $.05/point to pay your maintenance fees with points. NTHC will offer you $.045/point. 10000 Bluegreen points would yield $500 from Bluegreen. And, from NTHC, you would get $450-299-39*4= -$5. You actually would owe them $5 to rent your 10000 points upfront after a year.

                              For Fairfield, they offer $4/1000. You can get $6.5/1000 points in an hour on the Fairfield Yahoo Group and get paid on the same day. Subtract out the fees and you will see what you get.

                              If you know these alternatives, you would never sign up for this program.
