  • I.I. AC's. Things that make you go hmmmm

    So we own three timeshares in the same block, The Suite's at Polo Towers, the Villa's at Polo Towers and Marriott's Grand Chateau. All are premier rated resorts but, of the three, the Marriott is the newest, nicest and has the most onsite amenities. Of the three, the only one NOT offered an AC for 2011 by I.I. is Grand Chateau.

    I've often said that I don't believe that it's the desirability or the availability of the resort that determines which one recieves and AC and which one does not. Exactly what does generate the AC offer I can't say with certainty but, I honestly believe it has something to do with agreements between I.I. and the developer or HOA/BOD.

    Doug, have you called II? I'm not sure the offers reflected on the website under "my units" are accurate. Please let us know how you make out if you call -

      I don't plan on making the call. I don't need or want the AC's.

      I have made the call to I.I. in the past when AC's were offered to Polo Towers and not Grand Chateau only to be told that Grand Chateau wasn't offered an AC. I've deposited both sides (1 bedroom and 2 bedroom units) the last two years and have not received an AC. I have always received an AC for our Polo Towers desposits.

        Maybe because the Marriott is not right on the strip is is considered less desirable?

          I doubt it. It's less than 1/4 block off the strip. For that matter, the property boundry of the Marriott essentially borders that of Polo Towers.

          Here's a picture from the roof of Grand Chateau. You can see the close proximity of Polo Towers to Grand Chateau. These two resorts are neighbors. In fact, Grand Chateau was originally a DRI project. DRI sold the branding rights to Marriott several years back. My bet would be that, if Grand Chateau were still a DRI managed property, it would receive AC's just like Polo Towers.

            We received an AC for our independent resort on Maui but not for the Marriott Ocean Club. I read that other Marriott Resort owners didn't get them either next year. Some people did receive an AC but I don't remember where.

              I would get one if I were depositing a Marriott on Hilton Head.

                It maybe that with the new Marriott points system, that Marriott hasn't asked II for the ACs and without the developer asking for them II isn't offering them.

                  I think this is the trick. The developer/management at the resort has more to do with the resort getting an AC than actual demand. Grand Chateau didn't recieve AC for the last two years and Marriott did not have their points program at that time.

                  On the other hand, DRI used the fact their weeks recieved AC's as part of the sales presentation. Furthermore, DRI resorts have been known to offer AC's to both Branson and Williamsburg resort for people exchanging IN to those resorts (not owners deposits but outsiders exchanging in). DRI obviously places value on AC's and most likely makes a deal with I.I. so that AC's are offered.

                  Basically, I'm calling AC's nothing more than a shell game. Sure some may be based on demand but, over all, I think the developers have more of a hand in them than anything else.

                      Accomodation Certificate.
                      It's kind of like a bonus exchange but has limited trading power.
