Where are all the SunTerra (Embassy) Hawaii Timeshare Weeks going?

  • Where are all the SunTerra (Embassy) Hawaii Timeshare Weeks going?

    I have a special interest in the SunTerra (Embassy) Maui since I am an owner there.

    Over the last year I have been watching the Exchanges and the Rentals of the SunTerra (Embassy) Maui by RCI. As note in my November 2005 post on Ask RCI, there were many Embassy (SunTerra) weeks available for Rentals for March, April, and May for 2006. During the rental searches I would also find many other Maui Resorts available as Rentals but not as Exchanges.

    When I did an Exchange search for Jan 2007 to Jan 2008 today, I only found a few Maui Resorts availble for Nov. 2007. And I have found no weeks available for the SunTerra (Embassy) in either Rentals or Exchanges for this time period.

    So were have all the Maui weeks gone?

      Walt - what you are seeing is probalby almost exactly what you should expect, particularly if RCI is not converting any weeks to Rentals.

      First of all, since Sunterra is not affiliated with RCI, you should never see any true Sunterra weeks in RCI at all.

      Second, the internal preferences for the old Embassy properties are still operating. So unless you are searching with a week from one of the prior Embassy properties, you shouldn't see anything in the exchange pool that is nore than six months out.

      If you are searching with an Embassy week, it could mean that the resort hasn't made any deposits that far in advance. That's something that is likely to happen if the resort thinks they may have overestimated the number of owners requesting exchanges. With developer deposits no longer going to RCI, the resort has a smaller margin of safety to work with when doing bulk deposits with RCI. When we did an internal exchange to Embassy Ka`anapali a couple of years ago, we didn't get a confirmation until just about six months before check-in. When we hadn't heard anything at the 8-month point, I contacted the resort and verified that they simply hadn't made any deposits for several months because they were running down the number of units credited to their bulk banking account at RCI.

      Of course, if you're not checking with a (formerly) Embassy week, the internal exchange preference would be blocking you from seeing anything. That's true even if you're using a week from a Sunterra resort - if it's not an old Embassy week, the filter applies.

        I haven't talked to them yet. I would like some input from our membership first. Are they seeing many Maui Resorts available for Exchanges and/or Rentals for this time period?

            Club Sunterra

            I see lots of November 2006 weeks in Club Sunterra for the (Embassy) Kaanapali Beach Vacation Resort. Members of Club Sunterra can exchange for these weeks for a varying number of SunOptions. The units are designated as scenic view, ocean view and deluxe ocean view with corresponding values of SunOptions required.

            PS The weeks I see in Club Sunterra's WebRes is almost all 1-bedroom. I also saw some 1-bedrooms in Feb-Mar 2007 but not as many as Nov 2006. I can only see availability in Club Sunterra 10 months out, unless it's my home resort where I can see 12 months out.

              Embassy Ka`anapali has only a handful of 2-bedroom unit. Only about 8, IIRC.
