Just curious, where do you own and how much?
Do you use it yourself, let friends and relatives use it, rent it out, or exchange?
How many timeshare vacations have you been on?
Through Wynfield, RCI, or another?
How long have you been selling TS?
Do you have a resale program or a deedback program? If not, how do you assist your owners in selling their TS when that day comes? What sorta prices do they get? Can you give some examples, something you can link to?
Since you seem to be able to check with someone, how do you handle owners who can no longer pay their fees?
It's to your credit that you did not end your criticism of me like most I know in real life, something like, "I make more on a good day than you make in a year."

I've used it only a couple of times for myself, but have made a couple reservations for friends/coworkers as well at other resorts. All of my reservations have been through WyndhamVO. I honestly don't see the point in using RCI at all as a Wyndham owner if your travels are mostly within the US.
I've been with Wyndham for a little over a year, so I'm no TimeShare guru, but I do have access to pretty much any information I need when it comes to Wyndham, so I try to keep my input directed towards that.
As for owners that have trouble paying their maintenance, that's something that our corporate financial department deals with mostly. We do have several programs to help offset maintenance (some of which seem like a waste of time). Personally, if someone is having issues with their maintenance, I can only propose an equity trade into a resort with a more stable/lower maintenance, or for them to try to utilize some of our programs to offset cost.
Resale/Deedback: I can't think of anyone here who downplays the severe drop in value when a deed goes into the resale market. With Wyndham, a resale deed literally loses every benefit other than the ability to make a reservation at Wyndham resorts.
Club Wyndham Access is the only ownership that has anything CLOSE to a "deedback" program, but it is NOT a buyback program and I would never urge someone to get into CWA with the idea that they will be able to sell it back to Wyndham at a later date. Wyndham has the first right of refusal with CWA accounts, but I've only heard of Wyndham exercising that right one time (mainly because it's done on a corporate level) and that was for $68,000. I only heard about that because one of my coworkers was talking about one of his owners that succeeded in that process. I don't really talk about CWA with my owners unless the other benefits of that particular program would directly benefit them. It is a great program, but has its flaws, like anything.
What owners get for their ownerships I have no idea. If you check Ebay, people are selling them for a dollar. Sometimes you'll see a CWA up on ebay for 20k+, but even with CWA I've seen 500k pt accounts up for 20 dollars. It really varies.
About CWA - if you have any questions about it I'd be happy to answer them!

Out of the properties I've seen, the highest MF was around 7.62.. Other than Bentley Brook which at one point had over an 11 dollar MF, but I believe they were going through an assessment of some sort. Most are between 4 and 6 per thousand.
Edit: There are a couple of things you can do to convert your weeks. You can pay a points conversion fee to get the weeks converted to points with no additional purchase, but that would leave you a bit short of whichever VIP level you're thinking of (I'm assuming Gold?). I will say that VIP levels are changing in October (400k,700k,1M), so if you're looking to make a change to your ownership, you should definitely look into doing it before then.

I understand the reason that people buy resale (obviously the cost/benefit), but at the same time i feel like people buy from the developer because they understand that it is what it is. I don't determine the prices, but I bought from the developer even knowing about the resale market. And trust me I didn't get an employee discount lol.. Was it a lot of money? Yep. Was it worth it to me? Absolutely.
I don't vacation enough as it is because I don't find it important enough to put money towards, so this is a way to make sure I actually will go somewhere every year. Even if it is just a short trip down to Myrtle Beach for a long weekend.
I'm also only 23, so I like that by the time I have kids this thing will be paid off and essentially I'll have a week or two of vacation at the cost of just my maintenance fee every month.
Not only that, but if I decide to make a change to my ownership in the future, I can trade into a different home resort or even into CWA if that was something I was looking for.
I dunno I just feel like if I'm going to spend money on something, I want to get the product the way it's intended to be, not stripped down for my displeasure haha
