I also did not check availibility at SFX, which does get UK availibility even if they do not have a UK office. Could someone post their current availibility? I used my deposit with them for a London exchange, so I will have to wait until I pay my m/f on my summer UK weeks to make another deposit. Unfortunately, without a deposit, I cannot search their online availibility.

Developer unsold inventory

A developer which has unsold inventory has every right to do what they want with it. In a fixed weeks resort, it is exactly the developer owned weeks that may go for rental. In a points system, the water is muddied and the developer may indeed cherry-pick to the detriment of its members. One would have to have a look at the inventory that is offered to members internally to see if that is likely going on. On II rentals at Wychnor Park, I challenged DRI members on that very question, and the DRIers on that board are very defensive of the company. When none of them would respond, it actually said as much as if they had.

The worst of all worlds, though, is an exchange company renting out exchange deposits to the general public, something RCI does widely and II less so. While Seasons may or may not be guilty of a related but lesser transgression, they certainly hit the nail on the head as to RCI's rental scam.

You are quite right its the developers weeks they can do what they want with them. Where some of them get this badly wrong is when they rent these weeks out around the same price as the maintenance or during low season even less than maintenance! This is a false economy as it devalues their members ownership and may just upset one or two of them having paid for their resort week.

A developer that is paying MF's on unsold weeks or has weeks that they set aside to never sell but rent really shouldn't have every right to do what they want with it. They should have the same rights as other MF's paying owners. If owners can't reserve float weeks before 12 months prior, developers should not be able to cherry pick weeks before they become available to owners. My beef with this is with another company that does not go around advertising this to members but somehow magically they can bulk deposit weeks 18+ months ahead with an exchange and rental company when owners can't reserve until 12 months and members of their own exchange club can't reserve until 10 months prior.

I also think that Developers have made a lot of money selling deeds and/or points and they should but are not obligated to give the owners the best chance to reserve decent weeks, refrain from making it difficult for owners to sell their TS interests and basically respect people by having their salespeople be honest and if rental divisions are going to undercut rentals by offering time at less than MF's, it should be offered to owners at the lowest rate before offered to the general public at a at least slightly higher rate. Unfortunately this is not often the case.
