    Casa Ybel Rentals

    Check out this web site for Casa Ybel. This is an owner's web site that list units for renting and sales by owners.

    Week #13 3/30/07 has 10 units listed for rent. The lowest rent is $2900/week and the highest is $3200/ week with one out of line from the others for $2100/week.

    I have some friends that has owned there for at least 20 years. They never joined RCI, used their week a few times, but mostly rented for $2400 plus/week.

    Rental rates such as these and RCI's many rental progams just may the reasons that RCI (The Exchange Company) may be finding the good (Rentable) Spacebank Weeks a thing of the past. Owners of good Resorts in Prime time are just not going to give these weeks away to RCI with nothing in return.

      I've been saying this for how many years now?

      I don't know who else in all of timesharedom has tracked something during the exact period that stuff disappeared, became unavailable. I can show what used to be, what is, and by extrapolation, what is going to be.

      The next to go, to never be available again during prime season, will be the better settlefors in SW Florida (look at the Silver Crowns) and the nicer Gold Crowns in the Sarasota area.

      I guess it only matters when it matters, when it gets personal.

        For at least 3 years, maybe 4.

        I don't do Florida usually. I specialize in Caribbean and although I don't keep daily xl sheets I know what I have seen, what I am seeing and what I should be seeing and when.

        Thanksgiving was the first to go......circa 2004 for exchange 2005
        Caribbean non-AI 1st quarter started going downhill in 2006 ( when I didn't have a school spring break but I still looked at that timeframe for ex-ops and sightings). RCI caribbean resorts went to hell in a handbasket for that timeframe in 2007 and looks even bleaker for the first quarter of 2008.

        Our time has come and gone for great trades at a tough time of year. Maintenance fees and lack of a value trade with RCI has killed weeks except for maybe last minute 30 day stuff. I haven't seen even a summer Aruba week lately. Some nice stuff in 90 day window but not anything exciting.

        I also watch NE Coastal and SE Coastal from June 1 to Sept 1 and you know what? I have seen some things, some unusual things and really good things but they were there very briefly. There is nothing there for 2007 and hasn't been for months now. I can't say for 2008. Why? Because those aren't being deposited either.

        Bulk spacebanks? Few very few. Much fewer than in the past and the ones that come don't span the timeframes that they once did. Two years ago I'd be looking for a SFO bulk in the next month. It never came last year. I'll still keep an eye out because my calendar will remind me to do so but I'll probably faint if it happens.

        I too have been saying it for a while.

            If SFX won't take your CW35 maybe it just doesn't hve enough pulling power to get the resorts you want in the timeframe you want.

              That is NOT the case according to RCI:

              In reviewing your search,

              do not see any VEP or Trading Power issues at work


              I can see anything and everything within RCI. If, as they have stated ,there have been NO deposits for week 13 then it is not the fault of the week I am searching with. People are using them or renting them.

              SFX is not interested because it is not a GLITZ resort.

                I have a Surfside/34 that SFX takes. It's not a glitzy resort either.

                  They also take the Anaheim resorts but SFX seems to veer away from Cape Cod weeks no matter that they are very nice resorts for the area and prime weeks.

                    Surfside is right on the water, that may be the extra difference that pushed it into SFX territory? I think they will take 'less glitzy' places in certain circumstances of high demand, low supply, but still limit it quite a bit.

                      These are the resorts you will likely see available. They are clean and confortable, stable, and their owners like them, but they are not the posh Gold Crowns on the beach.

                      What are we not seeing? Look at Lawren's list in Post #15.

                      Did I ever see those for January? Yes, up until 2004, serching for 2006. Up until then the number of resorts available would peak at 13 or 14 and since then, for 2006, 2007 and 2008, it has peaked at 9, 9 and 10.

                      The few that are missing at the peak are the better resorts that are no longer available.

                      Oh yeah, my crystal ball says he is surprised that I see the ones I do, that I am very lucky to be able to. I agree. That could change any time.

                            I need to mention that the lack of availaibility now is even more dire over previous years than my figures indicate.

                            For years the start date of my January searches was January 1, because we had business in Florida that coincided with that date. Back when I was showing 13 and 14 resorts available, that was between January 1 and February 1.

                            I now use December 28 as a start date, and that picks up extra availability that I did not see in earlier searches.

                            As an example, the 8/11/2006 search for January, 2008, shows 9 resorts, but 4 of them have only December 29 checkin available.

                            So, I am now recording that as 9 resorts, when in previous years I would have recorded it as 5, and I am still seeing fewer now than previously.

                              It is just for this reason that we bought a week 3 in Florida. We are not very far south, Indian Shores, which is just south of Clearwater.

                              We like January because it is bleak here in South Jersey and our anniversary and Valentine's Day is in February. March is when my husband gets busy at work.

                              We bought an inexpensive week at Bay & Beach Club and really enjoy knowing it's our to use or trade.

                                Hey, you Jersey folks are spose to be over on the right coast, over around Ft. Lauderdale somewhere! The left coast is for us midwesterners and those Canucks.
