Every resort or management company sets the rule. SFX is certainly not at fault in this instance. The OP should have been aware of the rules set by his resort management regarding depositing a reserved unit for exchange and should have paid his estimated MF at the time he reserved the unit. The rejection would never have happened. He would still have had a problem asking for an exchange beyond his paid membership, however.

None of the exchange companies allow one to request an exchange beyond the expiration of membership. They all offer price breaks for multiple year memberships. If the OP wanted an exchange in 2009 and wanted the 18 month request advantage offered platinum members it only makes sense to have a membership that would extend through that time frame.

It sounds as though SFX has offered him a full refund. He ought to take it and see how well he does with a 1 year membership at RCI!
Sheraton has just started requiring non-SVN owners to pre-pay their MF's to MAKE A RESERVATION!!! Not just for deposit but to make a resie at your home resort - they are SO customer friendly!

Marriott is the only ownership I have that does not require pre-payment of fees to deposit....but I don't know about Wyndham as this is a new ownership for me.

As UDI owner, you don't prepay.

My resort allows one to deposit weeks into RCI (or wherever) two years in advance without paying the maintenance fee. In fact, there isn't even an accounting system in place that would allow one to may the maintenance fee that far in advance. I guess since the units are somewhat pricey, the resort doesn't worry too much about an owner defaulting, figuring that if he or she did, they would already have plenty of their money and not be worrying about a single week.

We've had it both ways, having to pay first and not having to pay first, in order to deposit 2 years out.

          The cautions are well-founded.

One of our present resorts requires paying two years in adance, but does not have an accounting system to accomodate it. A couple years ago they screwed it up, saying we were only paid one year ahead. I had to submit records of payments, simultaneous deposits, rentals, etc., back to 1992, for three weeks.

They acqiesced, unwilling to do the work I did.

As an ower prefer not to have to pay MF early, as an exchanger would prefer that MF were paid before deposit.
