    I am very nervous right now.

    About 4 wks ago my hubby & I bought a timeshare---through Silverleaf, red week cabin at Hill Country in Canyon Lake, wk# 32.

    We were invited to a new members orientation....where we bought another Executive Presidents Red Wk #52 at Piney Shores.

    It has been 4 days and I am wondering if I should cancel and buy resale.

    I like the idea of the diamond club. Can I still be in the diamond club if I cancel the exec pres week and buy a resale?

    I was told, but cannot check, that my wk#52 will trade with RCI for 2 wks. And since it is week 52, then every 4 yrs I receive a bonus week...due to leap year.

    I am concerned because I cannot check with RCI until I am in the system, which will be 10 days. If I want to cancel it must be done in 6 days.
    Does this sound kosher?

    I am nervous and confused. Maybe made a mistake....

      Your Week 52 will probably only trade for 2 weeks in RCI if it's a lock-out unit.

      And as it doens't sound like you know if your unit is one or not, or how that would even work, you need ALOT more info and understanding before you plunk down $$ (and probably alot more $$ than a resale would cost you) before buying a timeshare.

      Recind NOW. Then get a better undestanding of timsharing and how it works before you buy again.

        I doubt there is anything you can do to get out of the one you bought 4 weeks ago, but you should get out of the most recent purchase if you can. As others have said, you need to learn about timesharing, and buying resale will save you thousands of dollars. Follow the instructions exactly for what you have to do, particularly postal instructions.

          You really should not be spending more money without even figuring out what you have.

          1) It will only trade for two weeks if it is a lock-off which is actually two units.
          2) the bonus week, week #53, has absolutely nothing to do with LEAP YEAR. It has EVERYTHING to do with what day of the week your interval starts on and what day of the week the calendar year starts on. 52x7=364. If you have a Saturday start week then look for a year that starts on a Saturday and it will have 53 "weeks" or 53 start days. A leap year has 366 days therefore it could have two start days with week #53, but if the leap year starts on Monday, Tuesday, Wednesday; there will be no week 53s unless yoou have weird midweek start days. So, bottom line, a week #53 happens every six or seven years for any specific start day, not every four years. You have a lot to learn.

            First of all, to be in Diamond Club you must buy from Silverleaf. You must have two weeks to be Diamond. If you cancel and buy resale you cannot be in Diamond. If you had a week already bought resale and buy a second week from Silverleaf you could get into Diamond that way. Diamond Club is not cracked up to be what they say it is. Also if you own a Presidential some of the benefits with it overlap being a Diamond Club member.

            Second: Week 52 does give you 53 free to use as you like, use it, rent it, exchange w/RCI. It usually falls every 6 years due to leap year (check a calander).

            Third: You mentioned exec Pres, so I assume this is one of the newer Pres at Piney. They do exchange with RCI for 2 weeks if you lock it off.

            Fourth: You should RECIND since you most likely paid too much.

            A friend of a friend just picked up a summer Pres at Holiday Hills, Branson for a $1 just couple weeks ago.

                I always thought it did have something to do with leap year but either way when the calander shows a week 53 extra checkin for a Friday, Saturday or Sunday the owner of week 52 gets it free with no M/F charge. I know this because we own week 52 at Seaside and for 2010 week 53 starts on a Friday checkin. This will be the second time we will receive week 53.

                Recind on this Piney Pres. Read the contract, I think you will send a letter to Dallas Office and be sure it is certified with return receipt. They should refund your deposit and cancel your contract with no problem. Then join us over on our Silverleaf/Yahoo Group and learn how to use the SL system to your advantage. If you live in Texas you can use the bonus time program when available. And in the mean time keep your eyes open for a resale Pres at a good price.

                  Thanks for all the help everyone.

                  I did send in the cancellation letter today.

                  Seems Presidential will give me what I really need but for now we will just be still and see how we like the lodge status with the hill country week.
