    Happy Holidays!

    I own at Sapphire Beach Resort & Marina, in ST. Thomas. Some of the timeshare units are owned & run by Flagship Club. I am at my wits end. They not only have been raising membership fees out the wahzoo, but in September they sent out a letter, to the owners, to pay an "assessment fee" due to all the outstanding dues in excess of $200,000. So in otherwords, pay for someone else's membership fees that are deliquent.

    I need some advice. I sent a response to Flagship that I would not send them another $700+ as my dues were paid. I request a letter or email to confirm my banked week for 2008 and my request to bank my week for 2009. I have heard nothing from them.

    If anyone else has any info or advice as to courses of action I should take, or other options of a way to get out of my relationship with Flagship and their constant increasing membership dues, and most recently "special assessment fee. Please let me know.

    The resort is not really a "resort" but I do like the local and would like to have some trading power. I am a weeks owner of another timeshare, at a different place with RCI. Sapphire Beach is affiliated with II.

    Part of the responsiblity for shared ownership, is that when other owners default- their share of the costs are then distributed among the remaining owners who are still in good standing.

    Rather than abandon the ownership, you need to try to find another person willing to accept the responsiblity.

    Try to place a "freebie" ad on this forum, offering the interval to anyone willing to accept it. There will be a transfer fee required, and the account will have to be free and clear so you'll have to make arrangements with the recipient to handle and pay for the special assessment.

    You should also try to place as many other free classified ads as possible, either offering the property for $1. or for free if the venue allows it.

    I'm sure others will chime in with a few more. There are many other sites that offer low cost advertising (some say they are free but may require a paid membership or subscription to participate).

    It's important to realize that in the world of advertising, you generally get what you pay for.. Free normally provides very limited exposure- but the price is right! All it takes is a little time and attention, and at least you'll have some visibility.

      rikkis has given u good advice.

      I own several weeks with Starwood/Sheraton/Westin - a huge, well know brand of TSing and they have increased our dues 25% due to delinquencies....it stinks but as an owner, I need to pay for the upkeep of my resort.

      If u like your resort, enjoy visiting it and feel the accommodations are worth the fees, pay the assessment and continue to visit.
      Express your concerns to your board of directors/Home owner association.

      If you want to get rid of it - offer it for sale for $1 - but remember that in order to sell, all fees must be current, so if u owe the special assessment - pay it or you will also be in default/delinquent.

      I have had good success with rentals and sales on redweek.com - a low cost site.
