      Just a block from that pontoon-boaty resort at Bonita. Rapmarkses have seen this place from the water.

      I came back to add that this is exactly the place we were looking for to retire to when we were pre-shopping in the mid 90s and in exactly the area. One block to a great SW FL beach. On the bay with boat dock . . . Big Hickory Pass in the immediate vicinity. This type of property was running $200K until our Jan. '97 visit, when they had jumped to a minimum of $1.5 Million.

      One very similar to this, maybe this one, with the big wraparound seawall was $3.5 Million when we called on it (with Rapmarkses in the pontoon boat with us) and $3.1 Million the next year (yeah, Rapmarkses were there then, too.)

      Last time we stayed at BR&C, everything is this area, even the teardowns, were in the millions.

                don't forget that if property is homesteaded, it could not be appraised for more than 3% than the previous year. so when sales were escalating our property's appraised value stayed low, lower than it's market value was. our assessed value, supposed market value, is more than 50 thousnd less than we paid for the house, but noone has actually sold a house that low (unless it was a mess or selling to someone in family)

                    I'm looking at one now, where we wanna be, that was $150,000 in 2007 that is now $29,900. And taxes are not totally out of line, just mostly.

                    It could be a vacation rental, if the powers that be allow it, except for when we want it.
