Post asking for timeshare buying advice!

    All joking aside, there has probably never been a better time not to buy a timeshare retail.

    Since the Internet is so full of bargain accomodations, even those comparable to timeshares - - - which for many timeshares would not take much, the first consideration would be to not buy a timeshare at any price, to forego the ongoing obligation, at least not until the bargains end.

    But, second, if one insists on strapping themselves down with that ongoing obligation, there has never been a time when more people are trying to onload theirs, even paying $2000-$4000 to do so.

    Things like timeshares, nightly rental condos, etc. are terribly depressed right now, and those that are already built and on the market are just sitting. In the Branson area some are showing up regularly as foreclosures. One that sold for $225,000 originally just went for $75,000 and one that was $265,000 originally does not have any takers at $149000.

        I don't see the harm in helping the newbies.

        Forums afterall, are just a place for opinions, no?

        Since everyone has one, I think most newbies appreciate hearing all the pros and cons of the veterans. I know I did. (Thanks Pat, JLB, Lawren, Jya-Ning, Brian and all the others who are patient with my stupid newbie questions).

        Like everything else in life opinions vary greatly. Just try deciphering a trip advisor rating. I never know what to believe there either but despite negative ratings I've still purchased and been very happy with the "vacation from hell" of another. Do I check tripadvisor? Always do but I weigh the pros and cons before I kill my deal.

        If you have to keep your "deal: alive by lying to your buyer, then that deal is doomed. When people want to buy they will buy. When they want out, they will find a way out. That is my opinion after 15 years selling real estate.

          Did you even read my posting before going off like I 'm stating to lie to newbies?

          Reading many of these postings and this happens on many post that some people come back with answers or their opinions that just don't fit the main point. Its like some people read first sentance and then can't wait to start their replies!

          I never said to lie to anyone but as proven on this issue just use some judgement when doing a reply to someone new and anyone else your replying about. I am saying as a member giving a quick answer to cancel or offer less because you might have seen one listing on e-bay or some where else for a dollar doesn't set the price of all timeshares. Many new people will come on a forum and ask one question and you never hear from them again. Some of the members can not wait to type offer less or cancel without knowing the deal or anything else going on. This might be a good deal for seller and buyer and bad information kills the deal for another member on here or other forums.

          I stated that members need to just be careful of the answers they offer because yes your helping some newbie only on here couple times but hurting a member who is just trying to rent or sell their timeshare. There are so many people that seem to just post to see their own opinions in type and couldn't careless about the member/owner.

          Its a fine line between helping someone and stepping on other members with little information of the deal. I as a forum member help new people but will not give bad{easy}advice that steps on a other forum member just to give my opinion on something I know very little about! How would you like your home for sale for $300,000 with offer and I living next door tell the people there was a house down the street they could buy instead of yours for much less?

            Yes I did read your post and to me it seems a bit self serving. But people come to the forums for many reasons. Obviously you are concerned about having lost a deal to a forum post.

            You are right maybe some of these answers should be by PM instead as not to reveal the real market. Point well taken.

            Sorry Phil, if I offended you and hopefully didn't kill any of your deals. But you can't stop the internet. It's out of your control. You can try to censor it but good luck. I wouldn't worry about it. If you have a product someone wants and they really really want it then they will pay you what it is worth to them.

            Not everyone is willing to buy on ebay. I've paid more than the bargain basement prices for something that had value to me knowing full well I was overpaying in most peoples opinion but I wanted it and it was worth it to me not to have to hunt to the ends of the earth to find it. Lucky for you many people are too busy to hunt and hunt and will pay a premium to get what they want. That's how developers are able to sell all those expensive weeks, no?

              I have just seen to many forum so -called experts jump on posts from new people with pay less, cancel or what ever. I have yet to see some member post sounds like good deal and and should buy or rent.

              My only point was and is that all of us members should just be careful of advice we throw out there on any possible deal.

              When a new person comes on and says "I'm looking at buying this timeshare for my family at this price what do others think" no problem giving a opinion but remember without all the facts is not fair to just say cancel or offer less.I have a lot of respect for the few that post that they would need more information or give opinion of resort and understand a fair deal is what works for both owner and buyer/renter. Not every deal is a give away or dollar amount.

              There are just to many people on these forums thinking they are experts stating opinions to kill deals they know nothing about!

              I have been around as owner of timeshares since 1983 and on forums and I am no expert and not in a postion to mess up a deal for any other person on these forums. Like I stated I can give my honest opinion but every deal is different and I want to be careful not to step on another members toes just because I read a ad from some owner in trouble or some postcard company selling for a dollar. Just because this resort might have been listed for a dollar doesn't make your unit only worth a dollar.

              Hope this clears my post up as I have no self serving reason for starting this post other than seeing these things going on more and more every day on all these forums.
