  • Overbuilt areas for timeshares

    Based on your experience trading (into and out of), etc. which areas do you think are over built?

    Orlando, Williamsburg, Branson and Las Vegas.

      In Europe, there seems to be a lot of availability for various locations in Spain, particularly, but not limited to Canaries, Gran Canaria, and Tenerife. Generally speaking, Spain seems to have more timeshares than most other areas in Europe.

          Certainly Lk Tahoe has a large number of timeshares. However, I don't normally see Marriott's, Hyatt's, as well as some other sort after timeshares normally available during peak season, as I do in the locations that Tony mentioned.

            Agreed. Wisconsin Dells is getting there, I think. Gatlinburg and/or Pigeon Forge are pretty well covered as well.

            I was going to say Myrtle Beach, but that's only half true - it's pretty easy to get a place there, but not to get one on the beach. Which probably explains the general lack of beachy places on the overbuilt list.

              I think it depends on the time of the year. If you want an Orlando week during March/April, there apparently aren't enough weeks to go around. I've been doing a quick survey of Sedona because I have a friend who may be interested in renting my 2011 week. I'm trying to get an idea of a fair rental price. At my resort, there is nothing available this year for April, at least not for a full week. So, it looks like a busy time there too.

                Yes, much of Spain, and especially the Canary Islands. Also Hungary and Finland. The South Tirol portion of Italy is also headed that way.

                In the Caribbean, the closet thing to being overbuilt is Sint Maarten (a great island, so I am glad it is relatively easy to trade into), and of course the Dominican Republic and Isla de Margeurita.
