  • How to sell my Westgate timeshare?

    Sorry if this is the wrong place for this or if it's a question that's been asked a bazillion times and I should be getting the answer from a general search but at this point I have no idea what to do or who to trust. Here are the basics:

    We have a value flex-week (weeks 1-8, 48-52) bi-annual timeshare to the Westgate oceanfront resort at myrtle beach.

    We have the timeshare paid off and this year’s maintenance fees paid in full. Our problem is that due to job changes we cannot use any of the weeks available and the $$$ to upgrade isn't worth it to us. The first year we bought into interval international and traded the week, but we could have walked into the resort off the street and paid the same in the end. We dropped interval and now we want to sell the timeshare entirely.

    We were called up by Resorts Nationwide to sell the property and they are telling us that if we pay them the $1600 advertising fee they will guarantee that we'll be contacted within 6 months and be offered $15,000 for it. I laughed and said that's too good to be true, you guys are screwing with me....she said give me your credit card number...I said no...she said stop hiding behind your wife and give my your credit card number...I said no, she said goodbye.

    Anyways, long story short, I have no idea what to believe, all I know is I can't use our time, we have the next annual fee coming up next year and we want to sell as soon as possible...where should I be looking next to figure this out? Nationwide was just blowing smoke weren’t they?

    Congratulations! I think you made a very smart decision to say no!

    If they call back, tell them to sell it without any money upfront, and you'll happily agree to pay them a $10,000 commission at closing! They'll tell you they aren't allowed to work that way. They will often even blame their process on laws which forbid them from sending you anything other than a marketing contract (but at the same time telling you a buyer is just banging down their door waiting for the transfer to be completed!).

    The truth is far different!

    I've seen a number of listings for this resort, annual 2br lockout villas during the All season (9-44, 47) asking as little as $3,900.. And I've seen very few recent sales even at those prices!

    The market itself is just very weak... Based on what you own, I'd recommend you set your asking price no higher than $1,000- and be willing to accept any offer you get.. Realistically, you probably need to consider simply liquidating to a buyer who is willing to pay the closing costs and the transfer fee. Posting in the freebies section of this website may be your best course of action!

    Also, since you don't owe anything- call and ask Westgate to simply take it back. You'll have to push hard, but get them to transfer you to someone who processes resales. Then, when they say no- inform them you are going to give the week to VIN for free if they don't take it! (Westgate buys weeks back from VIN, so taking yours for free will save them a couple hundred.).. It may not work, but it's worth a shot..

    Off season biennial Myrtle Beach can be a very tough interval to sell, and I don't know of any brokerage who would accept a listing for your ownership without having some connection to an upfront fee marketer.

    Post as many low cost or free ads at liquidation prices and simply try to get rid of it before your next maintenance fee comes due.

    Next time, buy the season you can use via resale! Worst case scenario if you have to liquidate at a later date, you'll have much less money in the acquisition!

      Before you agree to pay any type of postcard company or timeshare exit company (they charge thousands in upfront fees), take the time to learn how to do it yourself or work with a broker who does not charge any type of upfront fee.

      This site allows you to post your property in the freebies section. If you don't get any response within a few weeks, you can also offer to pay the closing costs. That will still be much cheaper than paying any Bailout type!

      Worse case scenario, visit this link for a much cheaper way out!

        We were lucky . . . able to give away our Wastegates.

          Have you checked to see how you would fair in RCI with the new points TPU system? Maybe you can go somewhere else on short notice trips and have a few vacations out of this so all is not lost while you look for a buyer.

          Maybe you can post your unit # and size and we can check for you to see how many TPU's you'd get.

            It would be surprising if RCI ever gives anytehing Wastegate a break.

            Ms. D and Mr. S sued back and forth in the early 90's, and the ill will never went away.

                No one won during the suits and no one has won since (20 years!!!). But Mr. S was able to find yet another way to stick it to his owners, & stroke his ego.

                  The annual sham of a meeting

                  Having attended yet another carefully scripted "Annual Owners Meeting" at Wastegate last evening I can say owner resentment is on the rise, but well controlled, as you would expect, by the Wastegate Heavies. They controlled everything from start to finish including dodging questions on expendires clearly outside of Association responsibility (MAJOR repairs/upgrades t almost new buildings constructed incorrectly by the King & his minions but the repairs to be paid for by THE OWNERS!), co-mingling of Association funds between unrelated Associations (been on going for years) and a big one - the purposeful delayed foreclosure of delinquent accounts, and the resulting bad debt covered by - you guessed it - the OWNERS because the Developer (hmm, who is that again?) "doesn't need more inventory to sell so we'll foreclose when inventory is needed". That of course flies in the face of the fiduciary responsibility of the Association Management (guess who - again!) that is supposed to act for the Owners best interest which of course is t foreclose ASAP and resell ASAP. There is no room to give the Developer NEW inventory sales preference and in fact new sales shouldn't even have ANY involvement with sales. The whole setup is not in line with FL law but, as noted many times before, since when have mere laws applied to the Kings Empire?

                  They also covered the promised, non-existent water park ("We don't have $4 million in Developer money to build it") - maybe if he hadn't blown $65 MILLION on an unfinished, unsaleable palace, er house, they could have finished the Water Park as promised? What a bunch of crooks.

                  I hope that was my last sham of an owners meeting as I think I have this dog sold at last. It stands as my one and only timeshare purchase - despite being resale - that I feel was a big mistake. And this group need to be brought to its knees and made to pay fr all they have pulled. Maybe its on the way but for me it can't happen soon enough.

                  Oh, Wastegate Lakes suckers - er, owners, your sham is tomorrow I think. At least go get some food as it wasn't bad (used to distract the members & cur complaints it seems). Same show- no King of course (but oh, does he ever CARE about you poor peon owners!) but the minions handlethe dirty work just fine.

                    Glad to unload, but uncomfortable with being somewhat like the sleazy, scammy, scumbags in doing so, knowing you are passing your problems onto the uninitated.

                      I would spent a few buck on E-bay
                      or CRAIGSLIST-free and try to sell by myself.
                      Even a bogus resale company does not give any garantie for a buyer,
                      never mind for thousands of $.
                      Not at this time and age!
                      I am considering to try to give a way my Wyndham Cypres Palms, Fla
                      Ts.
                      If you give me some detais I would try to post tem together.

                        You can post it for FREE - right here Freebies - Timeshare Forums if you would like to give it away for free - be sure to list the resort name, week (or float weeks) unit size, if it is a lock-off and the yearly maint. fees. You can request that the "taker" pay all transfer/closing fees. There are many closing companies out there that charge $300-500 plus deed recording/transfer fees - you want to make sure that the transfer is done correctly so that u have no further financial obligation.

                        You can also list on on ebay with a starting price of $1 but there are some fees involved.

                        As you can see from the previous posts, many have a 'problem' with Westgate Management.... but it does not effect you giving away your TS.

                          You are so correct. It has taken me all these years (I first offered it in 2007) to find someone who completely understands what they are getting into and are willing to deal with it. I hope they will also decide to continue my personal campaign to oust the current management but of course that will be up to them.

                          In any case it will be a relief to be done with them and to join Jim in simply beig a cheerleader for the change rather than one being punished by the mismanagement that defines Wastegate. Can't happen soon enough for this owner of over 15 years.
