  • EAST Coast timeshares on BEACH

Thank you for all of the great responses.
    TimeShare education is key...
I am able to travel anytime.
Do not want to fly-due to cost

At this time I am able to use even years a TS in Kissimmee in June, TS in Cape Cod in July. Friend owns and may give to me.

So I am looking to purchase (CHEAP or free)-No rush so I can wait and be patient-One or two timeshares on the odd years or it can be each year. Need something close by so I can drive. Live in CT..So perhaps a beach in Virginia, Maryland, Maine, or around the East Coast. I do NOT know of any that would be good to look at so many TS's. Maybe even North Carolina Beach.

VA Beach seems to have a number of TS. Would want one directly on the beach in VA. I have never been to Maryland but heard Ocean City and Wildwood NJ are great.

Any East coast BEACH timeshare info would be great..Again thank you for all the great ideas and guidance so far.

I just sold my beachhouse & racquet club in MB but it is right on the beach as is Maritime Beach Club. I am mentioning these as they should be reasonable or free if you look around. The Maritime was just redone as it got hit by the hurricane. The Yachtsman is another on the beach. (These are the ones that should be the cheapest) From there you have the Wyndhams, the BG's & the Marriotts. Just take your time, they are out there if you just look and wait. shaggy

Celebrity Brigantine Resort, Brigantine, NJ is right on the beach. Resort was refurbished in 2009. I got a week 26 for $1 on ebay.

I would also look at governance and management. A resort whose HOA is controlled by the members rather than a developer or management company is the key. That way it will look out for members interests instead of those of management or a developer. Then look at who management is. Hired management controlled by the HOA board often works well. Contracted management, which is more common, depends on the management company. SPM, Defender, and VRI are some of the good ones. NEVS, Celebrity, and Festiva are some of the bad ones. Local management companies are harder to get a handle on. On the OBX, Cape Management is a bad one, having been fired by 3 of the 4 HOA's they once worked for(I know the inside details for two of those firings and they are horror stories). Lighthouse Management Group is relatively new but has gotten good reviews so far. Outer Banks Resort Rentals does management and gets good reviews at the one property they manage. The name escapes me, but the local management company that handles The Windjammer also gets very good reviews.

One key test is to look at the composition of the HOA board. If you see any management company employees as voting members, that is a huge red flag as that is a massive conflict of interest. Developer representatives are also something to watch for, especially after the resort sells out. Occaisionally, management or developer control may not be so obvious. Cape Management, for example set itself up to ''screen'' prospective board candidates, then submitted only the ones it liked to the board to be placed on the ballot. Anyone else wanting to run had to run as a write in and did not have their name on the ballot. Cape submitted only weak people it thought it could control. Eventually one of those weak people turned out not to be so weak, got the rest of the board on his side, and kicked Cape out the door.

I would add Wyndham as a management company I would avoid like the plague due to their machinations (they were called Fairfield then) at Bluebeards Castle in St. Thomas, a large resort which has 5 different HOA's, which involved heavy spending to try to oust independent HOA boards and replace them with company employees, financial irregularities, arrogance, lies, stonewalling in the lawsuit the HOA's eventually had to file against them, and ultimately declaring their local entity bankrupt when the HOA's were on the verge of whipping them in court. Any management company that behaves anywhere like Fairfield/Wyndham did at Bluebeards Castle should be avoided everywhere.
