  • Need some help rather quickly

    Hi,

    I am about to make a deal where Timeshare ownership in a is part of it. This is what I know:

    Royal Solaris Cancun/Cabo - 2 weeks-week 42 (OCT.) Every other year you get additional 2 weeks (I think these are RCI weeks because I get 15 RCI weeks with the trade) There is 26 years left.

    There are no maintenece fees. I am more looking at being able to trade the time to travel other places. They said I just deposit the weeks with RCI and that was it. I know there has to be quite a bit more than that.

    If I deposit 2 weeks 9 months ahead, like in Dec. what is that worth? Is this possible even though my time is in Oct? I think that is my guaranteed time, though I think I can book any other time as long as there is availability???

    Trade value is about 9K

    Any help is greatly appreciated

    Mexico hurricane weeks don't trade very well in RCI. "No maintenance fees" doesn't sound right, you will have to pay something for each week you use, regardless of what you call it. Unless they are telling you that your upfront payment covers all the weeks, but no matter. And there are RCI fees for each exchange, plus membership fees.

    Not sure what you mean by "trade value is about 9K," but if you mean you are thinking of paying a resort/developer $9,000 that is too much. Do your research, and buy something that will work for you.

    You definitely don't have all the information you need to make an informed decision.

        Making a timeshare decision should never be done quickly. That's as big a red flag as there can be.

          Thanks for your quick responces. I am getting from an owner that has had it for 4 years. He paid 18K I think. Trade value is what I am giving him for it in trade. I am not giving him cash.

          I spoke with the management Co. and they said absolutely no fees at all. They also said I can use it any other time as long as there is availability. It comes with an RCI weeks account that currently holds 15 weeks that can be deposited with RCI anytime. For instance, I can take two weeks in Dec and put them into RCI. They said it doesnt have to be my Oct. time only.

          I know that there are the RCI fees and trade fees but given that if I can actually use that at other destination would seem worth it. Not sure if I would actually be able to book a decent location or build enough points in the trade to actually go anywhere.

          Sorry I am not up to speed on this or if I can trust this management company to tell me the truth.

              This is the deal, I am selling him a 1967 Mustang for 21K and the timeshare. I value the Mustang at 30K. If is pretty nice but I really dont drive it that much.

                Timeshares are very cheap these days. Check out Ebay. People just want to get out from the yearly maintenance fees. If you really want a timeshare, you should stick around here awhile until you figure out what makes the most sense for you. Tying the timeshare up with the sale of your Mustang is a decision that you will almost defintely end up regretting.

                Sell the car for $30,000 and then take $9000 of that and buy a timeshare seperately when you are more educated about them if you still even want one at that point.

                  The accelerated/extra RCI weeks are not uncommon with Mexico resorts. You need some more resort-specific information as well as info on how the RCI weeks really work (and what, if anything, they are worth). Try the Mexico forum here, too. Also keep in mind that the price someone else paid when they bought has no bearing on current value.

                    As I said earlier, the title of this thread is a sufficient red flag.

                    Get money for your Mustang. Your buyer is trying to unload on you.

                    (Or, charge him $40,000, and take the timeshare. )

                    It says something that on a timeshare forum, filled with folks who just love the daylights out of their timeshares, whenever anyone new like this asks about buying, close to 100% say, "don't".

                    Even people getting them free are cautioned.

                    Not to mention Mexico!!! Even my Mexico TS buddy, who is leaving with his wife for five weeks there, is talking about getting rid of them.

                      The Royal Solaris requires an all inclusive fee for someone to stay there. It's not cheap.

                          Run away from this deal as fast as you can. There is no possible way that what is being offered is worth 9 thousand dollars.
