  • Buy Where You Wanna Go

Because of the fact that where you wanna go is subject to change, one should buy with the idea of being able to exchange, if it wasn't for the fact that exchanging is so uncertain and problematic that one should buy where they wanna go.

Of course, some people want to go to the same place very year. For them, buy where you want to go makes sense.

For those that don't, I'm increasingly of the opinion that a not-so-mini mini-system (Wyndham, WorldMark, Bluegreen, perhaps others) makes a lot of sense.

I think the rule for buying timeshares should be "buy where it is cheaper to own than to rent."

Once you have that worked out, then you can get an even better deal by exchanging, gaining access to sell off lists, bonus time, etc. There are a ton of bargains in timesharing that you can only access by owning a timeshare. But, those features are only worth it if your original purchase was a good buy.

Actually, in our personal case, where we want to go would have been a good place to buy because it is also a good place to own for exchanging, except for when we bought we did not yet know we wanted to go there, and if even we had known that, it would not be a good thing for us to own.

Increasingly, though, non-timeshrarers can rent on almost the same terms as timesharers. Often they can rent cheaper than an m/f plus an exchange fee, sometimes cheaper than just m/f. Players like RCI and DRI have broken down the exclusivity of the ownership / exchange model on which timesharing was originally based. Their rentals to the general public have changed the dynamics of timesharing, being factors in both the decline of resale prices and rental prices. It used to be that you had to own to play but not any more. DRI has probably not been as engaged in this in the US as they have in Europe.

Blue weeks used to be entry level for many to get their feet wet in timesharing.

I think the best present advice is to own in a system that can get you were you want to go with little effort. We've convert the majority of our timeshares into such systems. For the most part, it's not so much exchanging and making reservations within the system.

those timeshare resorts should be allowed to fail, properties sold off in auction and proceeds distributed to owners according to percentage of ownership. If a timeshare resort cannot rent units for more than maintenance fees, it should close down.

One of the entities I mentioned is DRI, which is a mini-system. Are you saying they should close down? The other is an exchange company that is driving down others' rental prices by dumping exchange deposits on the rental market. Are you saying that they should get away with destroying others by dumping?

Not every idea posted on the Internet is a good one.
