Been talking to them now, there fees are high, however if you talk with them in length i got mine down from 4k to 2.5k, and they put anything inthe agreement you want.

I might be paying them tomorrow, will keep this thread posted (and the legal stuff i used).

So you're not willing to pay closing costs for the timeshare you are trying to give away (according to your ad), but you are willing to pay some rip-off scam company $2500?

I smell something fishy... (or should I say shilling?)

Have you tried asking to deed it back to the resort? These scam PCC's like the one in this thread will often take your money to do something you could have done yourself. I have seen it happen quite a few times on the OBX.

The other concern with any PCC is that you might pay out the money and not get rid of your timeshare. Some of these companies just get a limited power of attorney from you and then try to sell your week. If they can't sell it, they may not ever transfer it. That happens far too often with these companies, too.

Another aspect was discussed in a recent article in Timesharing Today magazine. A number of major timeshare management companies are gearing up to sue over deeds that are disposed of this way for fraudulent conveyance, and they will sue BOTH the PCC AND the member of tried to dispose of the week this way. So unless you like the potential sound of ''defendant'' after your name, then I would avoid these companies.

I agree. Before paying a company $2500, you should offer to pay closing. If that doesn't work offer to pay closing and one (or 2) year(s) MF. If that doesn't work offer to pay closing costs + $1000 paid to the buyer after the deal closes. You would still be ahead $1000 and the transfer would be in your control instead of a company that probably requires you to sign a POA and may or may not get it transferred properly instead of going out of business and disappearing or string along for months before getting the job done.

This company gaurentees to take the unit, i have already been warned by Eldorado they dont have to agree to a transfer, if they do a credit check and decide they dont like the person you are trying to sell / give away to they can deny the transfer.

I am told (and have research) this company has met many rules to not allow Eldorado to stop this, however i have not yet signed any contract, mainly as i dont have the money, if i had shed loads of money i would page 15k to get rid of it, however i dont.

However it someone wants this they can have it, but dont take me for a ride, your welcome to the unit, and the paperwork, you dont have to use any transfer company, however with a warning from Eldorado saying they dont have to accept any change, i may have to go to a lawyer or other company to get something sorted.

It appears by being honest and asking questions i am being accussed of something i havnt done before i have done something???

I'm not sure who Eldorado is. If Eldorado is part of the upfront fee company he is lying to you to get your money. I thought you owned at the Grandview in Las Vegas. They are part of Vacation Villages. While the sales people may tell you that transferring through resale is difficult, it is not and they don't do a credit check. Once the deed is transferred and registered with the county and the transfer fee is paid (if applicable) the transfer takes another week or two and viola it is in the new owners name and not in yours.

There have been many who have bought there through ebay. Unfortunately for you, the week that you own is not one of the ones that have a higher value so it will take more time and effort to get rid of it. In the mean time at least the MF's are not too high. If you don't want to pay to belong to RCI (and many don't see value in it these days), there are other independent exchange companies that don't charge to belong and will let you search without depositing and you only pay when you make an exchange.

Good luck and I hopefully everything will work out for you. I am sorry for your loss.

                            I would never say never.

                              SFX group ,

maybe you should forget about trying to sell your TS and just stop paying MF/mortgage to your resort .

They will harrass you for a while, put you in collection (more harassment) but at the end, the resort will take the unit back .

You live and Canada and are a Canadian citizen ? So no worry about credit scores and no impact on your capacity to enter the US etc ....not much they can do against you !! so, maybe that`s what you should do.

I own 3 TS and taught about trying to sell/give them but no market , no value so next month I'm going to stop payments. I tried to talk to the resort ; I proposed them to take back 2 "odd years" units in exchange for one more week for the 3 BD lock-out I already owned.( $400 more in their pockets annually ) I showed up at the resort last fall in Orlando and tried to meet someone from the resort but I was laughed at.

So , I decided to get rid of all the TS ; did my homework about the consequences for Canadian citizens and I now know for sure they can't touch me ; I'll just have to put up with the harassment but they will eventually offer me to take back the units.

Think about doing the same !
