  • Won my auction. Now the panic is setting in!

    I've been reading here for a bit and this is what I gathered.

    1. Never buy new.

    2. Buy what you will actually use (as long as it's equal to/cheaper than renting). Points trading etc is a skill that requires time and energy to learn!

    ... was there a 3?

    So I bought a 1br at Royal Sunset Club in Cancun. I love Mexico, it's my favorite place. Weeks 1-50. Perpetuity. Odd years, which suits our schedule. This year "free" as there was no payback of the MFs required. And it cost me $151 in all. Since it's EOY the 750ish MF isn't due till 2013.

    I got up to about the last 20 min of the auction and then all of a sudden was all "Oh god, someone please outbid me!!" The horror stories are getting under my skin.

    This is my cheap and desperate attempt to hear "Oh, you did fine! You'll have fun! This place isn't a craphole!" Any takers? Should I be doing the happy turtle butt dance or pouring myself a huge glass of rum and regret?

    Actually the rooms are very spacious, the staff are friendly and helpful, and the resort is right on the beach.

    The all-inclusive food/drinks fee is mandatory for owners but a fair value for the peso.

    Steer clear of the timeshare sales staff!!!

      Buyer's remorse is a common occurrence. In that is a buy at a sunset group resort it is most understandable. But, if you like the place (I always crossed the street and kept my hand on my wallet when walking by), what really have you got to lose at that price?

        It sounds like you went in to it with a bit of knowledge and a good attitude.

          If you stay FAR away from their sales staff, the resort IS very nice! I have stayed there, before if was an all-inclusive, and really enjoyed it.

            Congratulations. You can hardly beat the price or go wrong if you want to sell again. Most resorts are beautiful in Mexico that we have seen so far. There are pluses and minuses for all inclusive resorts and people have different opinions about them on this forum. We have enjoyed it and felt very spoiled.

            The main thing is that you are happy with the resort and your vacations in Cancun. Do they have multiple resorts or just the one?

              My older son honeymooned there (yes, my exchange for them) and had a wonderful time. At that time is was all inclusive if you wanted. They did a few day AI and a few days on their own. They have gone back (that, I take as a good sign) and say that the sales staff is pushy. They do their best to keep away from them.....

              You got a unit you will use at a good price; you'll have fun and if you need to, even if you give it away and pay the closing and transfer fees to give it away you did good.

                    Obviously you did fine, according to others. Hopefully, it will be what you want, not want others want for you.

                    I think the best bet when buying anything is to be true to yourself, to do what your heart says is best, after considering all the facts and opinions. After all, you cannot follow all the advice.

                      I know the feeling.

                      In our FL house auction in January I was following 76 houses and at the 20 second mark, one of them was so low I just had to bid.

                        Haha, the funny thing is that I am a part time landlord. Buying an actual house or three doesn't faze me a bit.

                          Same here; I can buy a house as a rental property with less thought than a timeshare. I think it is a mental defect
