      I will agree with you to a point. At the resort where I served on the HOA BOD, the majority of our summer weeks, and most of the larger units particularly, were still owned by the same families that bought them originally from the developer in the 1980s. These owners did not exchange or even belong to exchange companies. They used their weeks at the beach, and knew the fellow owners for their week. Their children grew up together, seeing each other for their week in the summer every year. Sometimes the original owners are still going stong but other times it is now a new generation of the same family. Many OBX resorts are like that. This is a strong base for the HOA as these owners have a strong emotional attachment to the resort. There are some owners with a similar profile other times of the year, but there is higher turnover for other times of the year and thus less of the continuing comraderie among owners of that particular week. The manager of another OBX resort told the story of the elderly lady who had bought with her husband from the developer all four weeks of February, and they always came down for those four weeks. Her husband had been dead many years and she still came down on her own for her four weeks, accompanied by a platoon of cats. She knew the other own to use owners during her weeks and at least once a week she would host a cocktail party in her unit for the other owners, exchangers, and resort staff.

      For children of families who exchange, there is no emotional attachment to a particular resort or to timeshare ownership and exchanging. If they can rent at a better price, they will.

      • Agreed, far from run its course, unless of course you personally believe......vacations and hotels for vacationers have run theirs.
