I hope it isn't...if i was the Original poster and i found out that MF's was actually twice what i thought it was.....i'd be angry

I was trying to say he would pay less than what he posted. Maybe I should have said 148000 EOY points for 732 + 143= 875 every year where 74000 points are deposited every year.

Ok i got clarification (in writing) and it is indeed 74000 annual points for 875 every other year and 143 every year. or you could also say 148000 EOY and 875 EOY and taxes every year. I have copied and pasted the response from the seller.

that breaks down to 1018 for taxes for two year and MF for one year. and a total of 148000 EOY.

so its $1018 divided by the number of points at 148000 = 0.0069 per point.

so i guess my question is .0069 per point a good deal?

        Ray,

You are absolutely correct in which you receive
74,000 RCI points every year and pay $732 every other year on the ODD years
(plus taxes every year). The points for this ownership will indeed stay in
the points system when it gets transfered to your name.

        Please let me
know if there is anything else I can help you with. If you would like, I
can have a contract made up for you so that you know what you are getting
and have it in writing. Please let me know.

        Thank you and best

Yes, .69 cents per point is a good deal.

Based on RCI resort has only 2 type of unit 1 BD and 2 BD.

2BD unit has one shoulder red season gives you 74,000. So, if it gives you 74,000 per year, than it means it has 2 units in the deed.

If the MF is 2 2BD unit, than based on the cost per point, it seems decent. But it usually is not. Ask the seller gives you the contract number and you can call resort to verify the info.

Selling on eBay as a legit Business usually means it will have close to hundred deeds. Some of the seller does not know what kind of deed (s)he has in the hand.

Has the exact word from the deed will help also.

The best deal in that resort is the red (holiday season) which will give you 92,500 for the same MF.

You can find RCI point chart for that resort .: RDG :.

It has 1 Bd, 2Bd, 2 BD lock out.

You can do some google search on the resale of that resort to see what other people listed MF is. Generally, if it is week convert to RCI point, the same unit will have the same MF. Although a lot of ad's MF are very off which include ebay list seller, it generally can give you some idea what you may look at.

I have a feeling it will be .012 per point. Still a fair value though.
