  • Experience With Renting Your Timeshares

    We are thinking of renting our timeshares and would be grateful to get any information that other owners might have on this. We have Hilton Points with HGVC as well as RCI points. Thanks for your help.

    To rent on your own be sure that you understand any restrictions that would apply to renting either Hilton points, or trying to rent RCI points.. Both groups have restrictions that try to discourage rentals.

    You will want to try and secure high demand reservations, and then focus on low cost classifieds that provide you with decent exposure.

    Depending on the amount of time and effort you are wiling to put into this, you may also want to consider using a rental broker that does not charge any type of upfront fee. Finally, there are also escrow companies that can provide escrow services for rentals.

    Finally, remember that the market is currently flooded with both sale and rental ads so price very aggressively.

      As far as I know RCI frowns on reserving a week with points and then renting it for a profit.

      I think you are allowed to "give the reservation" to a friend, co-worker, fellow Kiwanis member or family member and expect reimbursement of your costs from the person you gave it to.

          Renting your timeshare

          I use TUG and Redweek and have no problems renting our high demand timeshares Rented both Marriotts Ko Olina and Mount Valley Lodge in 2011 at a reasonable rental rate and did not try to hold someone up. I also use a rental escrow service to protect both the owner and renter. We had one renter back out at the last minute, rerented it for a lower rent and kept the difference from the original renter's deposit

            I only rented once, through ebay. I had to apply for and pay for a special category (I think it was called Square Deal) of seller. I set the minimum bid for what I was willing to accept, and that is what I got.

              RCI has NOTHING to do with renting your own place. What they don't allow is rentals of exchanges.

                  I turn my summer OBX week over to a local timeshare specialist broker, and she does the job and gets it rented. Yeah, the commission is a bit more than what the cost of renting it myself would be but it takes away the hassle of having to do that and I still make a tidy profit over my m/f.

                    When I say reserving a week with points - I mean "not" your home week - thus it is the points version of an exchange and you can't rent it for a profit according to RCI

                    When you "exchange" your home week (what you own) for points you are in the universe of exchange - even if you use the points to get back into your home resort.

                    be for commercial purposes, including through
                    auction, rental or sale.

                      Yes you can rent what you own. What you don't own is the RCI network - so you can't rent what you reserve in the RCI network - since you don't own it.

                          I have decided to buy one share of RCI, so i can rent anyting!

                            wow a brand new trend!

                            Once you buy that share then not only can you rent out anything - you can buy cheap timeshares and hold title as RCI LLC so when you get tired of them you can bail - right?
