We rent "outside the system" all the time. At least 12 times. Each time has been great for us. Treated like owners at the resorts. WE have done 1/2 down 1/2 2 weeks out.

I have had good luck renting some of my units. I have a July week on the beach in Provincetown, Massachusetts and also an August week at Galway, Ireland. I usually rent those units every other year and have never had an issue getting them rented.

I think owning where there is high desire to go and little inventory helps; that, and I don't charge an arm and a leg for rental.

I rent out my 2 timeshares, La Ermita in Spain and Borgo di Vagli in Italy, on a regular basis and it works well. I have set up a website advertising the properties which provides a mechanism for people to contact me. I charge the maintenance fee. That way it costs me nothing each year and the renter gets it at a reasonable price too. Everyone is a winner

As for our lack of success in getting ours rented, I attributed that to the plethora of vacation rentals available via the Internet. I think they just get lost in all the posts on cl, forums, etc.

A small following seems to be more important than thousands of people looking.

I just opened email, and the rentor for tomorrow check-in has cancelled their vacation. I got copied on their email to the resort.

Thats why we use the Redweek Escrow Service. If the renter cancelled out at the last minute and you can not find another renter, you keep the rent. It is very cheap insurance $50-$150 per rental and is split between the owner and renter 50-50%. We had this happen a week before the occupancy date date. We had rented it for $1,000 and it was in the escrow account. We found another renter for $800. We refunded the original renter $800 and we kept $200 out of the Escrow account. How much you renturn is completely up to the owner,can be all, portion or nothing.

Thank you for the great info - I have been considering renting out a couple of weeks but have been concerned with just these issues.

I assume membership in Redweek is required for the Landlord - is it also required for the renter?

Best go to Redweek and read the terms of the Escrow Service. TUG does not offer same to the best of my knowlege. We had a listing under TUG and had a renter. We asked them to rent via Redweek so we could use the Escrow Service. I believe just the owner has to be a member of Redweek, but ask them as they have been very helpful in the past. We would have lost $1,000 on the rental if we had not had the Escrow Service.
