  • Would you sell your timeshare like this? Or is this a scam?

I own a timeshare in Orlando and a friend of mine there just listed his timeshare there with a broker who is going to try and sell it for him. The deal is my friend has to give up his time so the broker can let prospective buyers stay there. There is no other costs or upfront fees. If the place sells, they split the money 50/50 (they already agreed on a price range they want to try and get for it).

Apparenlty, the 50% the broker gets is to pay for finding prospective buyers and going through the sales stuff with them and trying to sell it.

Does this sound like a scam to you? I've read about all the rip-off resales companies online and I'm wondering if this sounds like a legitimate deal.

Please let me know what you think because I'm thinking about listing my place with this guy. Would you give up your week for a chance to sell your place?

Let me ask, after your friend has paid the maintenance fees and given up the use of his week, what happens if a buyer is not found? Does he pay the fees for the following year and again give up his use to another prospective buyer?Let's presume his fees are $850....isn't that sort of like paying an upfront fee. To me this has SCAM written all over it.

I would have to agree with Joy. There is absolutely NO incentive really for this "Broker" to sell the timeshare if he stays there for free on your dime. He is basically asking you to pay his rent, and then he will do nothing to sell your place.

I would run away from this if I were you, and tell your friend to do the same if they have not already. Just another new way for people to get something for nothing.

Renters are not buyers. If the broker needs to rent a unit out, he is not confident he can sell it. It won't sell.

It's not a scam. But, you won't sell it. You are better off renting the unit yourself. You will probably net more.

I've heard of this before.. There are evidently a few individuals who take weeks- send you a POA form to secure the reservation- then sell them to vacation clubs for a few hundred. It's a quick cash transaction and if they have no cost on the villa- it's all profit.

Not sure if this guy is the same story (although if he is a licensed real estate broker I will be very surprised) but I would recommend extreme caution.....
