    We bought our timeshare, RCI points, about six years ago. While we have not been thrilled with our decision, we have generally been able to enjoy the resort without too much hassle. Now it seems we are being squeezed out of rooms, because the resort is able to rent them and make more money in the process.

    I don't understand the present state of affairs and I really want to research the current legislation. I have heard that something changed and now the resort can rent out our rooms to non-RCI members.

    Where can I go to learn more about this, it's a jungle out there!!

    Our resort is in New Hampshire BTW. Thanks!

    I have been renting from timeshare places for a long time now. I handle it just like renting at a motel. Go in ask if they have anything. Can't speak for all but it has worked for me. I don't own anywhere.

      You probably have it backwards. You are lucky your resort is renting units to cover delinquent owners who aren't paying their maintenance fees. If it weren't for rentals, you would probably be seeing much higher increases in annual fees.

        I would check with owner services, at your resort to validate this. Either something has recently changed or it was always able to do that, and just recently started. However, if you are in RCI Points, you should be able to:

        - Book at your home resort at 12 months down to 11 months, getting priority over anyone else as a resort owner.

        - If you have a resort group (small resorts might not be in a group of resorts that share a "group"), you should have priority at 11 months to 10 months. - -

        - Below 10 months at most RCI Points Resorts, you are competing against other owners, other exchangers and maybe even renters (if the resort has provisions for doing so), for units. If you elect to take your RCI points at 12 months ahead of time, the only priority you'll get with RCI is between 13 to 10 months.


        Some resorts and resort chains do have provisions for directly renting units; not only for owners, but for the resort as well (like with resort inventory or foreclosed units). Many owners take advantage of the resort making rentals (to offset maintenance fees), by signing up for this option -- they don't get their RCI Points in this case, since the resort is attempting to rent their week for them. I don't think it happens that often with RCI Points owners, mostly happens with weeks owners.

        The resort may have provisions to also rent units to reduce the impact on owners due to foreclosures or from those that haven't paid maintenance fees; or even generate income for the resort owners when unit-maintenance down time is not needed, or late cancellations that would go un-occupied, etc. The resort can even do this for someone who has booked and not made provisions for a late check-in; it's covered in the RCI Member Terms and Conditions and Resort Affiliation Agreements.

        Resort rental programs are typically monitored by resort management and even the BOD, at the best resorts that do this. A couple of our resorts even report on this in the annual summary and annual owner meeting; so everything is transparent to owners. An Aside: At first I wasn't warm to the idea when I heard about it. But it has saved owners considerable $$$ during periods where they had to foreclose on units and/or when some were not paying maintenance fees.

        Now having said all the previous, there have supposedly been cases where this has gotten totally out of hand. In the latest case there is some litigation supposedly in process. ...a lot of allegations and finger pointing is going on at the MC right now.

                I agree that it is good if a resort can rent out units to cover delinquincies, but it is not alright if a developer or subsequent sales group has come in and started picking off the best weeks/units/views before owners have a chance to reserve and are "renting out" or letting non owners stay on discounted or free stays in an effort to encourage retail sales of which the BOD/HOA sees very little money.

                Definately find out from the Board what is happening and how units are being assigned to renters.

                      If your mad because you found out that your home resort rents units you should be happy! This helps bring in money and this helps all owners.

                      Our resort in Lake Tahoe has always done this plus they have weddings that also brings in the money.

                      I can't talk about your resort but our resort list open units with all the travel spots like Orbitz,Expendia and others. This brings in funds to help run the resort and upkeep and makes up for those owners not paying their share {MF].

                      Not sure why you think owners are getting bad deal but maybe something going on in your resort.

                      Our resort owners come first and we are offered bonus days at great prices too. After this they rent the open units.

                      I have to laugh at many of the people that write bad reviews on our resort after staying because first they booked it at one of these discount places and they get what ever is left over after the owners. Then they complain on forums because they didn't get the best units, want the best unit then spend the money and buy like us happy owners!

                      You need to understand that new families that rent might become owners so all this is a plus. I doubt these renters ever go ahead of a owner if the owner requested their unit on time.
