  • Need help getting out of Bluegreen, please.

    Ok, I've been researching for a few months. A lot on here, so decided to join to get a few more specific answers. Heres my situation.

    Bluegreen deed in PA 6,000 EOY, Charter w/Unlimited bonus nights(points). Purchased in Branson 6/17/11 for Approx. $8,500. Did not pay anything down, right now We have about $4000 on Bluegreen card and $3,000 approx. financed through Bluegreen. Just payed Maint. fees. When we purchased, I think they said it was a deedback or something. I cannot afford this anymore due to financial reasons. I have done lots of research on potential ways to relieve myself from this.

    1. Should I call Bluegreen themselves or Branson (where bought) and ask them to do a deedback? Or do anything to take it back.

    2. Is a deed in lieu the same as mentioned above? Should I try this route?

    3. From what I have read donating is not much of an option since I owe on it, is this correct? Or should I at least call and try w/out paying money upfront.

    4. Default or Foreclose, are these relatively the same? Right now my wife and I are both on the deed. Before I do any of the options, I plan on doing a "deed of transfer" or what not to get her name completely off the ownership. She has nothing bad on her report, and I want to keep it that way. I personally don't care if my credit would take a big hit from this. I also am aware that Bluegreen could still sue me for any difference that I owe, or would owe after they sell it.

    5. Sell it or transfer ownership if anyone is interested here?

    I am trying to think of more options, I have done so much reading over the past few days I may have forgotten something. Any help would be greatly appreciated. What steps should I take first? What would be the quickest and simplest way to rid myself of this debt? I can't tell ya'll how much I appreciate the help. Thank you!

    I'm really sorry to say it, but I think you are up the creek without a paddle, or even the possibility of one. The unfortunate fact is that there is not a resale market for Bluegreen points where you could expect to see a sales price that would cover your outstanding debt for what you own.

    Also, I am afraid you will not be able to extract your wife's name from the probable credit mess with a deed-reassignment of her interest to you (if possible), due to the fact that Bluegreen would need to 'accept' taking her name off of their records, and will not likely do so.

      As to the 1st reply. I kinda figured that. To the second post. I am still current on everything and have not called Bluegreen or anything like that. Tomorrow I am going to get started on the process to get her name off. And I will make sure her name is nowhere before I tell Bluegreen anything.

        Taking her off the deed does nothing to change your loan. If she is on it then a deed change has no impact on that at all.

            The only way out of the loan is to default on it. If you don't want to ruin your credit, I would pay it off first. Then, many on this board can help you liquidate your points.

              I understand that It will ruin "MY" credit. that is why I would take her name completely off the deed before doing anything. I do not care if it ruins my credit, just as long as hers is not affected.

                I know you are new here, but, I have been timesharing for more than 20 years.

                For just about that long I have been ragging about the industry's lack of an exit strategy, that they have always ignored owners who are done with timesharing.

                The only exit strategy anyone has come up with, including all of the experts on internet forums, is death.

                I don't recommend it.

                  I just would like one question answered please. Can I get my wife's name completely off the deed and loan paperwork? Just want some real answers ya'll. Thank ya

                    Bluegreen will not allow any name changes if their is an outstanding loan. Your only choice is to ruin both credit ratings or pay it off as originally agreed.

                        Probably one way out that I would not recommend is to get another credit card with a $5000 credit limit only in your name. Pay off the loan with it to get it free and clear. Then liquidate the timeshare to get rid of your future obligations.

                        Then, if you have to default on your credit card, only your name is on it.

                        The biggest issue is getting a credit card with that limit given your current financial situation.

                          Will there be any way I could sell this to someone else? Wouldnt it be just like someone buying it from me instead of bluegreen? Just transferring the deed and payments?

                            I feel your frustration. There are no good answers. We deal with this situation every day here. How to handle owners who want out is a topic we are discussing right now, and the industry just has not come up with anything other than ugliness, threats, collections, litigation, and foreclosure.

                            Yeah, you could get out if you could find someone to buy it. That's the rub, there just is no market. That is blunt, but it would not be so blunt if you had been here for the last few years. It is just a fact of timeshares.

                            I don't get how you could get your wife's name off everything without talking to Bluegreen, since her name is on their stuff.

                            Just to clarify what is being said . . . is it that he cannot remove his wife from the deed, via a quit claim, or that he cannot get his wife off the loan, or Bluegreen will not take his wife off their ownership records if there is a loan balance, or a combination?

                            He asked two of those, and I'm not sure I see an answer for both.

                              Nobody is willing to pay enough for your points to cover the loans. Stop researching. The answers are very clear.

                              Option 1: Pay it off, then use it or give it away.

                              Option 2: Default. Ruin your credit and your wife's credit

                              Option 3: Keep scraping by with the minimum payments until it is paid off and vacation.
