I just would like one question answered please. Can I get my wife's name completely off the deed and loan paperwork? Just want some real answers ya'll. Thank ya
You might be able to get her off the deed (I'll defer to the BG experts), but there's no way to get her off the loan short of paint it off....
I wouldnt be expecting to cover my loan if I sold. I'd pay even half or more than what I owe for it now. I guess I will try selling it for now, even if it is scrap, I just need to be free from this burden. I will start researching the selling route for now. PM me if anyone is interested. Thank ya'll.

If I did, or said, what you said, I would get a reprimand. That's cuz some folks assume I know better. Sometimes I do things not thinking anything of it, that it's not a big deal, but someone sees it differently.
You're new here, not in a good situation, and need some slack cut for you.
Having said that, you can place ads here for free if you have credits. That's the extent of what I know about that.
DO NOT GIVE ANYONE FEES TO SELL YOUR WEEK.
They won't. They never have.
Place free ads yourself, like on craigslist for the area the resort is in. Then sort out the spam.
I have done that for years and have 8 or so ads on cl now.

the other thing about your being married is that you are both legally responsible for your debts. removing her name would still accomplish nothing. having her name on the deed isn't the problem anyway.
Same will go for other debts: if you start to fall behind, they will seek you both out. You do not get to escape debts incurred jointly, regardless of circumstances. You are both legally responsible regardless of how an account is titled.
Focus on conniving BG into taking it back, renting what you can't use, and selling. To do the latter, I like Boca's suggestion of using a credit card. But if that causes you to still incur interest, you lose the tax deductibility of that interest since it would no longer be a mortgage loan.

Yes, wasting your time trying to sell. You are never going to be able to sell something you do not own free and in the clear. If you owe money, no one will buy it! Developers pay hundreds of thousands of dollars on their marketing plans to get people to buy at the prices you did. You obviously do not have that kind of money, so do not waste your time.

I, for one, assume you understand that if you find a buyer, you will have to pay it off before the transfer, most likely.
PS: I know it is hard to hear what you don't wanna hear, but that is the nature of the industry.

Ok any advice on what to say when talking to Bluegreen? Keep in mind that my main goal is to get rid of this. If by some miracle they "take it back" do they take back "everything"(debt owed, etc.) or will I just give up my rights and have to pay the debt back/possible to come to an agreement on decreasing the debt and them still taking it back? Any help would be appreciated. Thank ya'll.

I don't know what you should say and don't know if you should say what I would say just because it's what I would say, but, I would say, "I can no longer pay for this. I am going to stop paying. Do you want it back?"
