    Can anyone help me? I own with spinnaker resort. They have sold me on the fact that they hhave a rental program with a 60/40 split. Iv had zero luck. Can anyone help?

    This is the same group that now charges a resort transfer fee AND requires two years of prepaid maintenance fees from a buyer just to transfer ownership.

    Your best option is almost always to try and rent it on your own.

    Never forget that the developers often have their own weeks to rent. What motivation do they have to rent yours?

        Renting your timeshare

        The resorts won't help you rent, all they care about is selling. If you are stuck with a timeshare and want to rent it to at least get some money recovered is to contact the Chamber of Commerce where the timeshare is located. Ask them where the largest group of tourist are from. Then place an ad on that cities craigslist, run an ad in their local paper.
        When you do rent it out, let the renter know they will try and sell them while on vacation. Let them know they are under no obligation to listen to a sales pitch. You might find yourself with a repeat renter, Good Luck

          As I've reported, even that is problematic any more. Like I said yesterday, four or five years ago one could get close to an annual fee for prime weeks.

          Then, maybe $300.

          Now, all I get from cl is suggestive invitations and spam/scam. Want me to post some?

          Back in the Old Days when timeshares were semi-legitimate, where one of our resorts that is hotel-style, with daily check-ins/check-outs, they had a rental pool, which means everyone depositing weeks split what was left after the management company took their fee. We used to get most of our annual fee back from it.

          Not any more.

              Actuall, Spinnaker does have an inhouse rental program for owners. You need to be early as it's first come, first rented.

              Of course the problem remains that it's not a very successful program from what I've read and heard through other owners. Still, I don't know if those owners really know what they're doing. In order to rent successfully, you need to be early (first come first rented) and you need to KNOW what the popular rental weeks are for your home resort. Most people I know are typically late to the table just reserving a week for personal usage. I imagine it's the same when it comes to making the decision to rent.

              You also better be paying attention. If your choosen week does not rent and if you don't use it......then you lose it. To me that's a risk I wouldn't be willing to take. I think if I were going to rent my week, I'd take my chances listing the rental through this site, TUG, Redweek or maybe even E-bay. E-bay would likely be my last choice as I don't believe most who look at E-bay really understand what they're bidding on and that there's typically a no refund policy for timeshare owner rentals.

              For me it just seems to much of a hassle to rent. I've read enough stories about people who expect the rental to be cancelable just like a hotel rental. I'm also not one who wants to risk losing a week waiting for it to rent out and it seems to me most renters don't plan ahead but prefer to rent last minute (less than 3 months in advance). Maybe this is a mispreception on my part but, my friends and co-workers are always amazed I plan vacations so far in advance. They all wait until a couple of months before they want to go to start planning and buying airfare, renting cars or booking rooms.
