  • New To Forums: HGVC Deal -- Need Advice

    Hi, I am new to the forum. Thank you for this resource.
    Wife and I signed up for a Hawaii Hilton HGVC - Phase 1 Kings Landing 2 bedroom condo suite (with the kitchen, laundry, etc).

    Deal offered:
    - $75K for the deed (14,400 points - Platinum)
    - 35,000 HGVC sign up point incentive
    - Elite status and Honors membership
    - $1600 Home Assoc yearly fee

    How does our deal compare to yours?

    The money isn't the issue, we have solid jobs and we do well financially. So, the amount of money isn't the issue. For us it is more the value.

    We are certain we will use it a lot and we are pretty sure that 14,400 points isn't enough for us to be honest.

    Did we get duped into purchasing this or if we went aftermarket would it have been smarter?

    We still have 6 days to rescind our contract.

    If you say that the aftermarket sales are better can you please direct us to source that can give us a similar package to what we paid for but for significantly less principle/equity? Because I can't seem to find any.

    When you respond please respond in plain language and no abbreviations. We don't understand timeshares so we need basic english. Thanks


    The Hilton sales people are telling us that we can get scammed if we by aftermarket and that Hilton has first right of refusal and will buy up a deal if it is good. If we buy an aftermarket deal will we be dealing with Hilton directly after we purchase the deal or will we be working with the third party indefinitely?

    Rescind now and take a bit of time to research prices, even if money isn't an issue (and I don't know you, but I would think that spending perhaps $40K more than you have to would be an issue for most people).

    There are a couple of very reputable brokers who handle HGVC stuff. After the purchase you then deal direct with Hilton.

      In my opinion you overpaid but if money is really not an object then if you can live with the deal you're doing this in reverse.

      If you are interested in seeing what you can get buying resale, I suggest that you talk to one of the real estate brokers that specialize in HGVC resales. Two that come to mind are Seth Nock and Judy Kuzlowski. I bought my HGVC from Seth.

      I didn't buy in Hawaii and don't follow the prices but I'm sure they could get you a similar deal for way less money if you do decide that money might be an object.

      HGVC is a great system but I'd take anything the sales staff tell you with a grain of salt. Do your own due diligence so you can feel comfortable with the deal. 75K is alot of money for most. Lucky for you it isn't.

        Does it really matter if we buy a property in Hawaii or a cheaper property in Orlando? In the end you don't even need to visit your home deed property so buying the property with the cheapest principal is the way to go then isn't it?

        can someone also send me a link of the current resale price (after market) of the 2 bedroom condo Kings Landing that we recently purchased? I would like to see what it is currently "selling for" (before Hilton's right of refusal).

          Not a HGVC owner, but if you are talking about paying $75K for a deal that gives you enough points to take one week of vacation a year with an ongoing minimum cost of $1660 annually, then I don't think it's a good value, regardless of how comfortable you may be.

                    I would suspect that's true, but are whatever the "Elite" perks are worth $35,000?

                      Sorry, I don't know that answer for that. Judy is very honest, though. She will be able to tell you. She has a very good reputation, which is hard to come by in the TS industry.

                        If you need to follow the school calendar then yes it will matter where you own. If you want the bigger units you'll want the home priority advantage. Of course you could always trade in thru RCI if you were paying attention to when Hilton deposits those units. No guarantees though and it requires way more planning than just picking up the phone and calling Hilton.

                        There are alot of Orlando & Vegas owners trying to trade into Hawaii with their cheaper points so you've got competition if you don't have the home resort advantage.

                        No you won't be "Elite" but the concensus among HGVC owners who are experienced is that Elite is definitely not worth the price differential of going direct in your purchase.

                        Hilton is a wonderful timeshare system and they treat their resale buyers extremely well compared to other hotel based timeshare systems. I'd say the only negative with HGVC is that they are expanding very slowly but at least they are expanding. With the new acquisitions of Carlsbad, Carolina and Tuscany they are at least bringing in new resorts to the club. Of course if you want to go to Hawaii, Vegas or Orlando then you're gonna love HGVC.

                        I've actually been extremely pleased in the Open season option that I have used more than my own points. It's always available in Orlando and quite often available in the SW Florida resorts as well. I'm sure it's also available in Hawaii and other places but I honestly don't watch it like I do Florida availability.

                        If you have any doubts, I'd say rescind. You can always come back and get the same deal next week or next year. If you don't rescind now you'll be stuck like Chuck if you later realize that you made a mistake. 75K is a costly mistake for many but lucky for you it's not that big of a deal.

                          Thanks folks. We successfully rescinded our package in person in writing and also asked the Hilton rep to approval receiving of our recission.

                          Now I need to find a resale 14,000+ point Hilton package ... anynoe see any out there?

                            Bob, if you call one of the two brokers they will get you want you want.
                            It's much easier and safer in my opinion to deal with the real estate brokers on this one. They know what will pass ROFR and you'll have a much better shot and getting exactly what you want since they get so much inventory.

                              How do you know when you have a good deal through the agents?

                              I am looking for at least a 14,400 package. Are there packages with more points that are on sale?
