&, thanks for putting in words much the same thing as I, and others, have treid to put in words.

Things are things we never talked about 5, 10, 15 or 20 years ago.
    You're very welcome, JLB!

When you say, "There are already prominent people on this forum doing what you suggest," you are referring to members here starting companies to rent out weeks? I know that a n umber of members here rent out their own weeks, and I know of at least one who has some sort of brokerage for renting out weeks. But what I had in mind was something that specifically advertised itself as a coalition of timeshare owners, or maybe something similar to VRBO but for timeshares.

Thanks for the information, John. What happened to off-season weeks? Did off-season owners at the Club at Cape Cod end up with off-season weeks at Resort at Riverview?

Yes. Like for like. They did have some limited ability to upgrade but at a cost.

State corporate laws in most states (HOA's are non-profit corporations) require HOA's to provide mailing addresses of members during certain periods prior to annual meetings to any member who requests one. Most of these laws have not been updated for the internet age and do not require emails to be turned over.

Some management companies do try to stonewall that. One, Worldmark, recently fought it all the way to the California Supreme Court, even though they lost in court at every stage and eventually had to comply with the court order to turn over the list.

If a most numbers of owners want out, the timeshare should try disbanding. But to do that, there may need to be changes in the laws governing timeshare covenants. Timesharing Today ran an article in the past year about a condo in Florida that was destroyed (by a hurricane, I think.) The owners wanted to sell the underlying property, but existing law required unanimous consent to a sales deal, which was impossible to get because there was never a times when all owners were alive, mentally competent, and at a known address. The law was changed to allow the HOA to sell the property on behalf of the owners. Since it was possible to change this particular law was changed, perhaps some of the other laws making it hard to dissolve timeshares can be changed, too.

I think there needs to be a change of attitude among HOAs. Yes, in most circumstances an HOA has the responsibility to keep a timeshare open and in good repair. However, if most owners find the timeshare to be a millstone around their necks, then the responsibility of the HOA should be to find a way to close (and receive some value for the underlying real estate, if possible.)

You're welcome Judy. Riverview/VRI did their best to do like for like in the timeshare merge, but most of the available weeks were those previously owned by Vacation Internationale and similar units and weeks were not always available for prime summer time. Club at Cape Cod owners with the earlier original purchase date got first choice. Off season weeks were less of a problem I'm sure. We owned one of our units for fifteen years but there were owners who bought before the Club even opened. I'm very happy with the compromise reached in my case and hope everyone else is satisfied.

Sorry, I don't know how to quote yet. I've been a member for a few years (since I first considered trading my LaCabana Aruba fixed weeks for BlueGreen points) but I have not posted much.

              Back to the OP . . .

Said elsewhere here an hour ago:

The enemy is those who don't find out what is happening and just merrily pay to have their ownership devalued for the profit of the exchange companies.

We have met the enemy and he is us. Pogo got it decades ago. Why can't timeshare owners?

As some here seem sensitive to the word overbuilt, and as I wish to remain as respectful to others as is possible, here are some examples of what is available to the public from RCI in some of the more popular, prolific timeshare areas:

              Williamsburg:

              Branson:

Searching BRANSON AREA Vacations from Endless-Vacation-Rentals

Those are for peak summer, and that site boasts of having more than 200,000 units available, which, of course, they obtained free from timeshare owners who have paid a subscription fee for the privilege of giving thier weeks to RCI.
