  • Renting Timeshare Advice

    I saw a ad for someone renting there timeshare on Vacation Timeshare and Rentals for a Vegas property and I am interested in renting. I am familiar on how timeshares work since I own one in Maui but I have never rented anyone else timeshare before. I was hoping the veterans on here can give me some advice.

    Is there anyway I can check to see if that person who replied to my email is legit? Like do they own timeshare at that property?

    I am a little nervous about giving anyone money that I dont know. The person said I can send money via paypal. They said a deposit is due now and then I can pay the rest 60 days before we arrive. He did say the deposit is refundable as long as I cancel within 60 days. Then after that I would only get a portion of the money back.

    I have no idea where this person is located. The only info I have about the person is there email address and they did give me a phone number. I have tried researching the phone number but it says it is not listed but I know alot of cell phone numbers are not listed.

    I appreciate ANY advice as I am at a lost. Sorry about the long winded post.

      if they offered up a phone number, that bodes well. A little chit chat could go a long way towards shoring up your comfort level.

        Well I tried calling the number provided and it says it is not in service. That is a red flag for me. but the person internet server is with a company in Canada so that could be why. i emailed a few more questions and we will see if they reply.

          Use a true third party escrow service such as DepositGuard.com (3% fee). If the landlord won't agree, try to find another landlord with the dates you need.

            Owners renting timeshares out is getting to be almost as common as using them themselves. Non-owners renting timeshares is also commonplace.

            It is the way it is.

            As one who advertises their timeshares for rent on CL, and other sources, but especially CL, those of us offering our weeks are as suspicious as those inquiring about renting them. CL is about one legitimate offer for every 25 spam scams.

            Most scams are so obvious I even wonder why they try. They don't get an answer. When I do get something legitimate, we each have a little feeling out period, questions back and forth, normally ending with an exchange of phone numbers, emails addresses, etc.

            Once I get to the point of a rental, I say something like, "all of our emails shall constitute our understanding with each other." My contract is pretty simple, "I agree to rent blah blah blah to so-and-so for x amount, subject to the rules and reguations of blah blah blah."

            I have never had one go south on me. I also have very few go north.

              I wouldn't insist on escrow, but I would do travel insurance. Theoretically. So far we've only rented from people we know and trust, and insurance has been off the radar. But we also could cover the cost of lodging through our credit cards if we absolutely had to, and we go off season, meaning a rental that fell through only when we got there would be a major inconvenience but likely not a complete disaster.

              I guess our insurance is to always have a back-up plan of some sort, vague though it may be. We drive, though, which gives us a lot more flexibility -- we always have a list of stuff to do on the way down or back that's way longer than we could ever accomplish, so we always have multiple locations to fall back on. So far we've had no problems at all, but I still think the key to being happy renting from someone else is being able to go with the flow. I've run across very few people who've actually been scammed, but there are a lot of people who worry about it.

                  The owner of the timeshare has agreed to a $100 deposit and I can pay the remaining balance when I can confirm the reservation.

                  But what is now making me nervous is they are assuring me I can do a Wed check in and all of the other ads I have seen for the place only says Fri, Sat and Sun check in.

                  The timeshare is at the Hilton Elara (formally Planet Hollywood) in Las Vegas. Is there website or person I can call to confirm that a Wed check in is allowed before I give send him my $100 deposit.

                  This is so new to me and I am learning as I go and everyone here has been a big help. I am willing to do a little bit of leg work to save %50 off the room rate.

                    maybe you want to do the deposit by paypal with credit card so you have some recourse.

                      We stop a lot more frequently than my dad did when we were kids, I'll tell you that. My dad, though in his seventies, will still happily drive all day and not seem to stiffen up at all. Maybe the secret is he's stiff all the time anyhow?

                      I can think of some legit scenarios for that (rented part of the week to another person or wants to use it himself), but, yeah, that'd make me wonder as well.

                      Our rental contracts have always included the person's home address and I think phone number (and ours as well, of course); I'd sure want at least that much (and be willing to share my own) before I went any further. I know with house and condo rentals you can track down the owner's name in the county records, to make sure they're owners, but I'm guessing it doesn't work that way with TS rentals.

                        Ok

                        There are two timeshares there, the New HGVC and the Planet Hollywood. And I am sure that they operate under their own rules. HGVC is a point system, and it may be able to start any ay of the week like many points systems . I would check with other HGVC owners , or browse their site to see. Other than that I can't get too excited as this landlord is taking a $ tint deposit, if it can't be done the most you have exposed is $100. If you want to save the $$$$ versus renting from the Hotel, sometimes you need to take a leap of faith.

                          I want to thank everyone for all the advice they have given me. it has been most helpful. I think I am going to pass renting from this person. They are not giving me the warm and fuzzy feeling.

                          I did come across this website for timeshare rentals. Is anyone here familiar with with it? good/bad?? I tired a good search for some reviews but really could come up with any.

                              I check out Redweek and they didnt have any rental available the week I would like to go.

                              I did see a few available with on the website cashoutatimeshare.com and was wondering if anyone has ever heard of them and if they were good.
