  • Owner vs. Developer Controlled t/s

    I was talking to a rep from a t/s (and because I read it here) I asked if the location was owner or developer controlled. The answer was "owner" but then I really didn't know if that was a bad or good thing.

    Can someone fill me in on what the differences are and if one is better than the other?

    I don't think there is a simple answer to that question.

    Here is what we have noticed: developer owned can mean there is a lower maintenance fee as long as there is active sales going on (they keep it down so it is more attractive)....however, once things begin to slow down, maintenance fees rise, special assessments can be levied, and sometimes, people find out that the developer has not been fiscally responsible, pulls out or has been forced out because of this.

    Big Hotel chains are different from "developer" weeks when I say this (i.e. Hilton, Marriott....these are different birds).

    Owner resorts can mean the hard times are behind them, they have installed fiscally responsible board and they have the owners interests at heart. They are more responsive and invite suggestions from owners.

    The above is by no means the answer to your question, just our own view and experience...others will add more to widen the perspective.
