I have had a bad experience with Summit Marketing and Associates/SMA Timeshare of Longwood, Florida. I was approached by Summit/SMA in December 2012 about leasing my Developer's Week in Hilton Head. As I was not going to use it in December I agreed to attempt a lease -for 2012 only. Of the eight offers I received over the next 21 days, seven (7) were for 2013, one (1) was for 29 December 2012 - 2 January 2013. Though one of the eight was technically correct, seven were not in accordance with the agreement. A call to Summit/SMA, though answered, resulted in no explanation as to why the dates, with the one exception, were outside the terms of the contract. Since January 3, 2013 four (4) more 2013 offers have come. Shame on me for dealing with this organization. For those looking to lease timeshares, I would recommend avoiding Summit/SMA. Their dealings are suspect and you will end up making the entire effort.

I suspect that the offers you received were all bogus (if they stoop so low to post fraudulent praises such as ZORROIZUP's post then sending you bogus offers wouldnt even make them blink) . They may have sent you offers that they knew you wouldnt accept to make you believe that they had renters just lining up (and maybe collect more $$ from you for the ad). The prices at their website are simply ridiculous. One can find rentals MUCH cheaper elsewhere.
There are specific requirements by the state of Florida for these types of companies. This is from statute 721.20:
(9)(a) Prior to listing or advertising a timeshare interest for resale, a resale service provider shall provide to the timeshare interest owner a description of any fees or costs relating to the advertising, listing, or sale of the timeshare interest that the timeshare interest owner, or any other person, must pay to the resale service provider or any third party, when such fees or costs are due, and the ratio or percentage of the number of listings of timeshare interests for sale versus the number of timeshare interests sold by the resale service provider for each of the previous 2 calendar years.
(b) Failure to disclose this information in writing constitutes an unfair and deceptive trade practice pursuant to chapter 501. Any contract entered into in violation of this subsection is void and the purchaser is entitled to a full refund of any moneys paid to the resale service provider.
Although I have seen this disclosure on many other marketing/listing websites, even those suspected of taking money and providing no services, Summitt Marketing Associates website has NO SUCH disclosures.
