  • Need help in selling t/s

This is NOT an ad...I just need some information/help in explaining to DH that we can NOT get what we paid for selling a t/s.

We have 2 weeks that I think we should sell for various reasons..mostly, we don't use the weeks, nor do we exchange them any more, plus we have 2 other t/s that we can use to trade to get to where we want to go. And I'm getting tired of sending off $400 per week every year. I have tried eBay...no bids came through; ads here and on TUG and got a few feelers for, what I thought were decent prices, but the buyers did not want to pay closing costs; and now I have turned them over to a reputable Realtor (no, no up front fees due) and they want to know my bottom price. I'm thinking $1000 or $1500 per week, but DH feels we should get twice that at least, since one week is a holiday week (Memorial Day). The weeks are in a very popular tourist area and DH really feels that we should get what we paid for them in '83 DH says if we don't get 'his' price then we keep them because he won't give them away. No, our kids do not want them...two of the kids couldn't/wouldn't pay the fees.

Any suggestions, or do I just give up and keep paying for these weeks? TIA

Why not have your husband try to sell them for the price he wants....that should sober him up. Let him research it, see what the truth is about the resale price....maybe then he will consider repricing it, or donating it to charity or some such reasonable middle ground. By the way, if your mf's are only $400, then you should be able to find someone who would want it, but only if it is reasonably priced. Does the resort have a listing of resales, and at what price?

Katie, DH wouldn't know how to go about trying to sell the t/s, nor could he research the sales on the PC...he is more PC illiterate than me

I just tried to find some history on TUG but came up empty handed. I do remember seeing other units on eBay selling for about what "I" want to sell for, so I don't think I'm out of line. DH has already said he will not give it away. I will email the Realtor and tell her what he wants and then ask her to send all offers to us and maybe that will wake him up. Thanks.

JoAnn, That may be one way to wake him up to the realism of pricing, but I just wonder how many offers you will actually get if the asking price is out of the ball park...especially if there are active units out there with opening prices more in line with the reality of resale. But it is at least a start, and I do wish you a speedy sale! Good luck!

Someone once said that timeshares are a liability and not an asset. I argued against this comment, but in reality a timeshare can be a liability. If you want to sell a timeshare you have to do it at what the market will offer-otherwise you will keep it. Very few people will get the price back that they paid to a developer. If they have to make you special offers, give gifts and do a hard sell, what will you have to do to sell it later.

Thanks for all the advice, but DH will NOT sell for what it is worth. He feels we should get at least $2500 per week and the Realtor said we'd be doing well to get $1000 per week. So we will continue to pay those*&^) fees

Congrats....now try and use them and go take a few vacations somewhere. You may get someone to pay your DH price...maybe......but it seems it will take a very long time with a lot of effort. How much is all that time and effort worth and how many maintenance fees will you pay before DH realizes the issue? Just keep plugging away and use them till you sell them.
