    My family and I are new to the timeshare world. We are looking into renting our units. I looked for threads on this topic on this forum but came up empty handed. Can anyone suggest some companies that do this? How do you rent out a floating week? What about renting out hotel weeks through ICE? Thanks in advance!

    Where do you own?

    I rent our fixed weeks on craigslist. Unless you have a peak week at a popular destination, other than Branson, Williamsburg, Orlando or other overbuilt areas, you will be lucky to recoup your maintenance fee. Study ads on craigslist vacation rentals for the area where they are located, and see what folks are sking.

    I we had fixed weeks I would first request the most popular available peak week for the area, and then advertise it. I've found ads saying any time or any place, are not as effective as something specific.

    I used to advertise Name Your Own Price, but I found people don't like doing that. Now I start higher further out and lower it as the date gets closer.

      Your resort might offer something where you can rent it through them and they will split the money with you.

      As JLB mentioned, a lot of people swear by craigslist. Redweek.com and tug marketplace are other areas where people have luck renting. Make sure you use a contract. Lots of scammers out there.

        We have had great success renting our timeshare when we needed to (we mostly use them) using Craigs list, eBay & timeshare sites such as this one. But as Jim mentioned looking for more than the annual fee can be a problem if you don't own/reserve a high demand time. Like a hotel the lessor demanded times simply don't bring in a rate high enough to cover the costs.

        However we do own in Orlando and have found that thanks to the near year round demand we don't have any problem reserving (we own 100% float time) & renting there. That wouldn't be true in the far more seasonal areas he mentions. Be aware of the seasons/demand and reserve and price your rentals accordingly. Also if you do go through an agency or the resort you pay a fairly steep commission. That makes a profit even harder to obtain. Do it yourself is far more likely to cover your fees or more.

                  As an example of floating weeks and demand, a friend of mine owns a floating week at one of the more popular Mexican destinations. When I helped her to understand to Weeks system du jour, I saw that weeks 51 & 52 had significant higher TPUs. Her floating period was for all but those weeks.

                  Those are things that prospective buyers have no way of knowing, and that are never revealed to them. Heck, most owners don't have a clue.

                    Another point is that there is an element of distrust involved in renting units on the Internet.

                      I own a floating week in Belize. I advertised, when I had a response with the week the renter wanted, I simply called the resort and asked if they had the unit available for the week requested. Rented out 2 of my 2012 bedrooms that way. Pretty simple actually. (Got my maintenance fee back for the year!)
                      If I get brave enough, I will reserve my units for high demand times (Nov-March) and advertise specific dates. ( but for higher prices) Risky but could be more profitable.
