    How can I find legitimate comps? I can see what resellers are asking but how do I know what they're really selling for?

      The average number is incredibly low. Be prepared - that is market supported value.

        Should clarify - I'm looking to buy, not sell.

        Thanks for eBay suggestion, found a few for same week same town different resort. That's a start at least.

          If you tell us specifically what you are looking for, someone here may be able to give you a good idea of the value.

                Have you contacted the resale dept at Carlsbad Inn? I've searched for the "a deal" on a summer week as well but they sell for much more than off season weeks. The fixed unit there is important as well and that drives the price up higher.

                A week 33 3rd floor popped up on ebay about a week ago and I immediately "watched" it with the intent to make a bid. The starting price was $1.00. Someone got wise and the listing was taken down shortly after. I was bummed I didn't contact the reseller immediately. Someone likely got a great deal on a summer week.

                I live in Carlsbad and will find a nice off-season week and just use bonus time and day use.

                  Just to clarify, I'm looking at other timeshares, too. So I'm interested in ways to find out market value. I understand virtually everyone wants to keep that information secret but if anyone is willing to share methods of determining actual market value - prices paid for timeshares both new and resale, that'd be great. Eventually, if this industry is going to be seen as legitimate then that information is going to have to become public.

                  Yes, we went there and talked to them. I can't trust what they say is the market value though because they have an obvious interest in getting a buyer to pay top dollar.

                  I'm interested in the actual market value (what is sells for, not what it lists for).

                  That's interesting. I think if I lived there and thought of buying locally I'd buy at Palisades or MarBrisa for day use. The actual facilities at Carlsbad Inn didn't seem all that appealing compared to other timeshares in the area (for example, Carlsbad Inn has a teeny tiny pool that seems only suitable for children whereas Palisades has all those kids features PLUS that huge lap pool I'd want to use all the time). The location of Carlsbad Inn is fantastic but that's not really much reason for day use, only for exchanges or renting it out. But what do I know? I'm brand new to timeshares.

                    MarBrisa doesn't offer day use.

                    I own at Seapointe and I swim in the ocean. Pools don't do it for me.

                    Day use at Carlsbad Inn for me would be parking, using their beach gear, and getting food and a bottle of wine from the local places and eating it on the green while they have live music playing.

                      VegasBella, we are a pretty intimate group and I don't think most will "hide" their purchase information from you if you ask directly.

                      RE: marbrisa day use, you can get a resale contract from when GPR owned Marbrisa and it allows day use. Those are few and far between, but they are out there.

                      Here's my purchase details for the Carlsbad Resorts, to give you an idea. Some of these, I would have paid a lot more for. Some, I wouldn't have purchased at all in hindsight.

                      Grand Pacific Palisades
                      2B/2B Ocean View, annual, floats 36-24 $1500. + closing and transfer, so totaled about $2250. Ebay purchase.
                      1B/1B Park View, biennial, floats 36 - 24 Total cost out the door $1.00. Ebay purchase.

                      Carlsbad Seapointe
                      2B/2B biennial week 14 (will sometimes fall on Easter), total cost out the door $299. SumdayVacations website purchase.
                      1b/1B biennial week 17, total cost out the door $750. It was converted to 36,500 RCI points, but I removed it from points. Ebay purchase.

                      Marbrisa
                      1B/1B biennial gold float, 4200 HGVC points, approx. $14K including all fees, Developer purchase. As part of my developer purchase, they converted all my above weeks to HGVC points. So, I have dual ownership in GPR and HGVC and can use both systems with owner preference.

                      I could live without the 1 bedrooms at Seapointe and GPP, but will use them for a while as HGVC points or rent them out.

                      Of those 3, I think Seapointe is the best for day use. I'm not sure I'd ever use Carlsbad Inn for day use since I can go to larger facilities at Seapointe and GPP. GPP was a must have for me. I wanted it for about 12 years. Now that I have all 3, I prefer marbrisa and Seapointe over GPP.

                          Well, I found another way to check prices - TUG Historical Sales Database.
                          Not perfect but it's OK.

                            I think finding market value and prices is difficult because timeshare is not like regular housing. Some weeks are high demand and some are low. Also, some sales are made because people just want out and sometimes the buyer holds firm on his price.

                            Really you have to decide what it's worth to you.

                              That is the best advice, really. There will always be someone who got a better deal and someone who got a worse deal. If you know exactly what you want, figure out how much you are willing to pay for that and then stick to your guns. Rather than be caught up in initial costs, think about the long haul and if it would be worth to you.
