  • Timeshare Transfer, Inc

    Hi-

I was wondering if anyone has had any dealings with a company called Timeshare Transfer, Inc.? If so, do they seem like a legitimate company?

    Thanks,
    David

    David,

I have used Timeshare Transfer for 3 purchases this year for Fairfield properties I bought from Tom Cornel. They are very good and efficient in getting the deed prepared by an attorney, money collected and exchanged, the deed filed in the right county, and forwarding the recorded deed to Fairfield. The key will be if the seller has the deed in hand and can get a copy to Timeshare Transfer. The first 2 closings on FF took 60 days and 45 days respectively. The current one is about 21 days old and the deed information is being sent to FF this coming week.

I have worked with Tia Bienhower with Timeshare Transfer. I think their charge is $300 for closing plus any resort transfer fees. FF's transfer fee is $100.

    I highly recommend them.

I used them for my first timeshare purchase. They were great. Using them again right now.

I've used them for several dozen timeshare transfers. They are great. Susan Gale, Mary Anne Maniaol and Joyce Horan are the people I deal with.

Just be aware that they only do transfers in about 1/2 of the states.

I would be careful of any transfer company not located in the same state as the timeshare. I have seen one of the transfer companies from another state, which had an out-of-state attorney prepare the deed, record a deed on the OBX that was completely void. It would probably be fine in their own state, but they missed a quirk of NC law that made the deed a nullity even though it was recorded. A layman's copy of the previous deed would, in this case, have served the buyer better.

And an out of state attorney preparing and charging for a deed in North Carolina, who does not have a North Carolina law license, is committing the criminal offense of practicing law without a license. Deeds like the one I refer to are part of the reason this criminal law is on the books.

Timeshare Transfer is working on two for us right now

I am working with Joyce on both. She is really great and wants to get things done as quickly as possible. When I held some paperwork for a few weeks while we were out of town in April/May, she kept emailing me to get everything back. I came back from vacation with several emails. I want someone who is a little obsessive/compulsive working on my behalf.

Mary Ann Maniaol actually worked at a different company, I believe, First American Title? She was handling escrow on my rentals. This is not the same company with two different names, is it? This was pretty recent, about eight months ago I submitted a rental escrow form to her. I am sure of the name.

As far as the new BB's assumption that timeshare transfers take three months, tell that to some of us who have waited 6-9 months for deed transfers to Hawaii to get recorded. It isn't that simple. We hope to get our Hawaii timeshare recorded in Kauai by the end of December. Timeshare Transfer has already gotten the paperwork back to us, but it ain't official until the county records that deed. If the county gets it back to us by November 1st, when I really want to get that thing back, it would be a miracle.

BocaBum99, it is time to change your name on these forums to TSkahuna or some other such name. Because you are the Kahuna of timeshare, albeit in a few short years of working the system.

I just used Timeshare Transfers on a Fairfield purchase. The deed was prepared, recorded and sent to Fairfield in 3 weeks. After Fairfield received the deed, the points were in my account in about 10 days.

The folks at TT are very efficient if you are.

I have used TimeshareTransfer about 10 times and they were only slow once or twice....the rest of the time they were fine and I would use them again. Several of my transfers were in California and we had no problems.

They are OK, but remember they just raised their fee. I was used to paying $250, but that is now up to $300. It is still an OK value.
You just don't do enough business with them. They offer a discount to people who use them a lot.
