  • Unloading my timeshare - advice

    I have a Mayan Palace Timeshare - I paid $14,000 and owed nothing...paid in full !
    I like to unload it. I have not use the timeshare for over 10 years now.
    Can someone with experience unloading the timeshare to help & give me some advice.

    I'm also looking at "donate for cause" Are there legitimate organization out there? Most of them are scammers.

    Oh...one thing though, this forum is already contaminated with a bunch of snake oil seller - so, I don't want to hear or any feedback from these people or company selling timeshare.
    I only want to hear from regulars who currently owned a timeshare .

    You will probably need to give it away with some sort of incentive like paying closing costs or a free week of use.
    I gave away one a few years ago on ebay in Orlando and have given away a few timeshares to friends who
    wanted a local resort unit.

    Donate for a cause will cost you a couple of grand to "donate".
    As you have already discovered most of them are scammers.
    Well most think they are scammers but some of them do get it out of your name
    and put it on ebay or transfer it to an entity that will make it go away.
    Of course that comes at a cost.
    Easier to just give it away with an incentive.

      Check your paperwork/contract to see what the transfer fee is before you do anything.

        Welcome to TS4Ms - sorry to hear you feel there are 'snake oil sellers' here.

        As Tony suggested, find out what your transfer fee is and be prepared to pay that amount plus next years maint. fee to give away your timeshare ownership.

            Over the years we have purchased several Mayan Palace timeshares on eBay. I think the most we have spent was $2400 for a 2-bedroom Mayan Palace. That included transfer fees, closing costs and sometimes the next year's MF. Now days, most that sell on eBay include transfer fees and/or closing costs. Many MP go for $1 just so someone can get out of them. (We bought a Buganvilias for $5.50 including transfers and closing costs a couple of years ago.) Many sellers are the non-profits that have been given these and they need to unload them. My personal opinion is that it is a shame to give something to a non-profit that they will have to spend money to keep or sell at a loss. It does not benefit them at all.

            As for Mayan Palace Transfer Fees - Older contracts (before 2001) had a transfer fee equal to the MF; Contracts between 2001-2005 have transfer fees of 10% of the original purchase price; then in November 2005 the transfer fees went to 5 MF; and now they are 10MF. With your older contract, you will also have the 5 year renovation fee that is equal to a MF.

                Ok- I contacted the Mayan Palace and I have to pay 10% of the cost of the timeshare which equate to approx - $1,300
                So...do you think Ebay is the best place to sell it for a "buck" & I pay for the transfer fee cost?

                  Before you go to ebay, list it for free (with you paying transfer) on this site and the other site I posted above.
                  The 'other' site gets lots of traffic, you could get lucky there.

                  If you don't get any takers in a few weeks, there is always ebay.

                  See Pittles post above from an actual Mayan Palace owner. Besides the transfer fee, you will also have to pay a '5 yr renovation fee' equal to your maint fee.

                      This comment kind of annoyed me, because whenever we find people who are here to drum up some con business we throw them out. The people here that do deal with timeshares as a business are good honest people who might truly try to help a seller out. That comment would certainly make them less likely to help you out. If you want to find out about anyone, just ask and if anyone does try to con you, let us know.

                            Are you sure of that? I believe that this is only due when the five years are up so the new buyer will pay it when it becomes due again. Pittle should know for sure as she knows about the transfer fees too by the years it was changed.
