    I am sorry that I misread Pittle's post. What a complete rip-off! The Grand Velas only charged us $100.00 to transfer our contract to a new buyer and I am almost positive that the Buganvilias Club isn't much more either but I have no personal experience with that. Pittle should know that too. I feel sorry for the OP and hope that she can get rid of the contract if she isn't using the condo at all.

      My guess is the OP was referring to private messages from lurkers who want to jump in and "help out" someone in distress.

        Before I enter this forum, i spoke to a lot of timeshare "business" people, sadly all of them are con artist. What's wrong being straight to the bone?
        I'm sure you are the same who signed up for "National do not call registry".When you see an 800 number through your caller's id or your television you simply hang the snake oil
        salesman.
        I only need to talk to the regulars - those people who works so hard for their dollars so they can take their families to a good vacation. These are my people!
        I trust them -- these days, it's hard to trust anyone especially this whole wide world internet...bully & predators are all over.

                5 Year Renovation Fee - Better explanation.

                The 5 year renovation fee is every 5 years from the original contract date. Many people try to "unload" their Mayan Palace or Grand Mayan week the year the renovation fee is due. I assumed that since he said he had been paying for 10 year and not gone, that the renovation fee must be due this year or next. Now that he says he has the 10% transfer amount, my guess is that could be part of the reason he wants to sell or give it away now.

                When we first purchased at MP, the MF were $100 less per week than many other timeshares of the same size and comparable amenities, so we just decided to set extra $ aside in savings to pay the 5 year fee. The older accounts that we recently used to upgrade to Grand Luxxe with still had MF of less than $500 per year for a 2-bedroom in 2013. All of our others were $650 or higher now, so it was still pretty much a "wash".

                The newest contracts have a 10 Year Renewal Fee and most have the "No Pay Unless You Go" feature. Yes, you bought the resort, but if for some reason you cannot use your week, you do not have to pay MF. So, every 10 Years, you pay a MF to renew for another 10 years or walk away.

                Mayan World also has Senior Certificates that many of us received in 2007 (for no cost) where when we are 75, the MF are 1/2 price and when we are 77, they are FREE. The one MF to renew for 10 more years looks pretty good when you are 75 or so. In 2008, they sent a letter that because of the economy, all owners would be exempt from MF that year unless they wanted to go to one of the resorts. None of our other timeshares did that!

                The sales force has a bad reputation & rightly so, BUT, once you are an owner, they treat you really well.

                  I have been trying to unload 6 weeks for two or three years, including giving them away, without success. Some people on this forum are tired of hearing that from me, so I have to tread lightly. I have been warned not to be too negative.

                  I wish you good luck, and offer the thoughts I have just so you know how hard it is to do.

                  Contrary to some opinions, I am not a dufus. I have been on timeshare forums almost every day for more than 15 years, consider myself more knowledgeable than most owners, and up until 2004 I was a strong advocate of timesharing. Many here know that because we've been on forums together a long time.

                  Those who are not done using their timeshares, and have not gone through the experience of not even being able to give them away, but still being stuck with $3000/year in fees, can't really appreciate the situation the industry has put their customers in.
