Can you tell us if you are within your time frame to rescind? If so, you must do it. Bottom line is you paid way too much.

That is the no-membership-required site that II uses to dump its Getaway inventory. The inventory is from the same database and prices are only slightly higher there than for members, so it will give you an idea. So you can save your $8500 and take all the Getaways you want, without paying the II membership fee.

I am also a newbie, and really wish I had found this site before my purchase in 2005. I certainly paid way too much for mine in Florida (which was a foreclosure - according the salesman???) and I didn't know enough to recind in time. If I had known more about resales, I would have definately gone that route. It's a hard lesson, but I am sure a lot of people have taken the bite. Fortunately I didn't purchase mine just to trade (I do have a little trading power) but I enjoy Florida, however sales people will entice you with how you can trade into anywhere in the II and/or RCI book.
Since then, I went to a Bluegreen presentation here in Michigan last February (enticed with 2 free ski lift tickets and two night stay - which my family enjoyed). The price he started at was extremely high $30,000 for 2/bedroom and maintenance fees were about $1000/year. I was amazed at all the people ready to sign the bottom line. I laughed at him. Now I tell everyone that I know that has a TS about this forum, couldn't get a better education.

Since they give you a pass code, do a search on II site, pick a week and compare it to the link Avery provide to you (http://www.condodirect.com/web/cs?a=5). The difference minus the II membership/12 should be what the gateway really worthy, right? Do several, see what you got.

I recommend that you rescind - see the next paragraph for information about rescission in Virginia.
Under § 55-376 of the Virginia Real Estate Time-Share Act, a purchaser of a timeshare may cancel the contract until midnight of the seventh calendar day following the execution of such contract. If the purchaser elects to cancel the contract, he can obtain all payments made in connection with the contract before cancellation. If the purchaser elects to cancel the contract, he shall only do so either (i) by hand-delivering the notice to the developer at its principal office or at the project or (ii) by mailing the notice by certified United States mail, return receipt requested, to the developer or its designated agent.
In 2001, someone collected all the sales information for the nearby Massanutten resorts and posted it on the internet. I saved a copy. Looking at one of these resorts that is similar in price, the developer sold 1344 units at Eagle Trace at Massanutten at an average price of $10,252, and there were 51 units sold by unit owners (in other words, resales) at an average price of $2,945. At all the resorts there, the ratio between the average developer's sales price and the average resale price is about 4:1.
In the past 2 years I have purchased a pair of 2-bedroom timeshares in midwestern areas that are similar to that area in attractions and demand. I paid $1,101 for one in July (week 29) and $789 for one in August (week 32). Those prices do include the closing costs. I admit to having waited a couple of years for the right deal to come along, but they are out there if you are patient.

Ok I sent out six cancellation letters today. I signed last Friday and have seven days after the day of signature, so I have until Friday this week for them to get the letters. All went out priority and certified with returns. Do they need to sign for them by Friday or is the post mark good and proof that it was delivered or attemted prior to the end of the cancellation clause.

FYI reason for the six is that I sent out letters to the sales rep, settlement agent, president of the company two companies that they had listed and the attorney that was to serve as the agent. Hopefully have all my bases covered.
Anybody have some prime realestate in the everglades they want to sell me HA HA
What do I do now we are interested in doing the timeshare thing just so it makes us go on vacation and get a nice place at a resonable cost. Any suggestions RCI Interval Marriote , Fairfield, Disney. Open for suggestions.

You have been getting some excellent advice and you will not regret acting on it.
Now take your time. Explore the various forums and read about the various flavors of timesharing and learn what may suit you best at a reasonable cost.

I assume you are planning to use TS for your own family travel, where you most likely to go? (Do you plan to drive most of the time or fly to long distance) II has a lot of high end hotel in their exchange system. RCI does has more TS. Do you care more about the view or flexibility?

OK Ted, it looks like you're on the right track now. At this point, just keep reading and asking questions. There are a lot of well informed members here who would be more than happy to help guide you.
Eventually, you will get to the point where you will not have to ask if something is a good deal because you will know for yourself. If you want to try out some timeshares before buying, perhaps you could look into a rental.
If you give us some more information about your travel habits, we can probably help steer you in the right direction. Keep in mind that there is no one best timeshare, system, or exchange company. Yes, TAKE YOUR TIME. If you are really itching to book a timeshare vacation, book a rental or 'getaway' to check it out. But please, no timeshare promo visits for you, at least not for a long time
Even though I bought my first t/s resale at a good price, I was disappointed in the way it traded because I didn't do enough research before buying and my expectations were unrealistic. I didn't lose any money in the end, but it was frustrating nonetheless.
One of the oft-repeated credos here and on other advice forums is 'buy what you will use.' I think that for a first-time purchase, that is excellent advice. At least buy something you would be happy to use at least more than half the time in case the whole trading game is too aggravating for you or doesn't work out (it can take a bit of work). Or look into the various options available in Points-based systems like BlueGreen, Worldmark, Fairfield, Hilton Grand Vacation Club, etc. (there is a forum for that you can read here, I have not yet taken that particular plunge).

OK I just check the USPS website and of the six certified letters that went out 1 was delivered to the Attorney(Agent) so I should be in the clear. Again I appreciate everyones help.
We are planning a Disney Vacation next year Disney cruise then a few days in Orlando. What is best option value wise to price this out?

Unless you have close friends with similar travel tastes/needs to your that have done the cruise recently and loved it, the best way to save (a LOT ) (and have a better vacation imho) is to skip the cruise. We did the combo trip 6 years ago, hated the cruise and were sorry we didn't spend the whole time on land.
I'm sure others will disagree, but we had a lousy Disney cruise experience and would never do it again.
