Ok...I am supporting TS4M's. I clicked on the ad on TS4M's for timesharesonly.com.

They are the folks with all the commercials and I am not sure what they charge for listing and commissions etc.

I did try to search a few resorts to see what kind of listings they had....their search feature is LAME.....it only allows to search a specific week, float, or points. Or am I LAME and cannot figure out how to do this? I want to search for a range of weeks or all of the listings for a particular resort....it will not let me as far as I can tell....anyone?

Also they make you call them to find out pricing and to get ahold of the owners etc....I don't want to call these people nor do I want to give them my phone number just yet.

Has anyone had any experience buying, selling, or renting through this group?

    Yeah,

I have bought a couple times from them. Mostly done through email..
That was back when they charged $250 to the buyer and seller per transaction. Now its like $750 or $1000 to the BUYER.. so unless they give me a timeshare for free. I dont even bother looking.

My bro rented a timeshare from them .. and the renter had to pay a $150 commission. He rented 2 consecutive weeks.. and they dropped it to $250 total.

They did perform, I just think the fees charged are a HUGE ripoff. I'm sure they are charging the seller, the same or more.

      My recent experience w/ timesharesonly.com

This past Thursday I found a property I wanted on their website. I made an offer knowing that I would be paying the company $1,000.00. At the time I made my offer I also gave my CC number. With in 10 minutes of my offer I got a call back from Bobby Dixon (the person I was working with from timesharesonly) and she said the seller had accepted my offer. Bobby said my CC would be immediately be charged $500.00 (deposit) and within 2 days they would email me the contract. Yesterday (Monday) I got a call from Bobby and she informed she had received a better offer (AFTER the acceptance of my offer) and presented to the seller and the seller took their offer instead. I cannot understand why they would keep submitting offers after the seller accepted my offer. Bobby informed me that when you buy from them the seller or buyer can back out ANYTIME right up to closing. I always thought contracts meant something.

Edited: I talked to Bobby again today. She said it was not her that presented the other offer to the seller. She said the seller received another offer from another source. The seller called her yesterday and told her he decided to sell to the other person instead of me even though he had accepted my offer first. I did call my CC and my card has not been charged.

Timeshareonly biggest positive feature is the huge inventory of TS they have for sale. That said unless they are the only one to have a TS which I just must have, IMHO I'd avoid them.

They charge an outlandish finders fee to the buyer.

They don't help the sellers with pricing as evidenced by the fact that Monarch grand points are ranged in price from <$10/pt to >$100/pt!

And lastly, this unethical behavior which klynn discribed above.

Did you get the contract signed by the seller. If not therer was no contract for real estate. You have no complaint.

I heard the ad a few time and called them. They were not open but they called me back yesterday. They have a pretty hefty upfront fee. They have two different fees as one handles the sale too on the [S]buyer's[/S] seller's part. I wrote the figures down but can't find them now. I asked them how many sales they had a month and it was a pretty high number. Since I have nothing to sell, I didn't write the number down but I was impressed.

PS. I cannot believe what I read here now. You cannot be too careful with some of these greedy web sites as they will charge you what the traffic will bear.

One has to research everything and that's what makes this forum so useful.

The contract had not been signed yet. But even if it had been signed that would not have mattered because yesteday Bobby said the seller or buyer can back out anytime right up to closing even if the contract was signed. I've never heard that before.

If you like and aprove of their tactics and ethics as your statement quoted above "You have no complaint" seem to indicate, then IMHO it does not speak of well of you.

IMHO Klynn is right and IMHO you are very wrong (but leagally technicanlly right) in your post that there was no legally enforceable contract.

I had told Klynn that seeing this resller did not get a contract to Klynn after a few days after taking Klynn's credit card info for a good faith downpayment, that there might be a problem with them honoring their promise that the offer was legally and morally accepted.

Seeing that Klynns was not a ebay auction they might have thought their unethical tactics would not see the light of day like it would on a ebay feedback.
