What is the difference between phases

When the salesman says they are closing out on the current phase, what does that mean? Are newer phases better, are older phases better?

Which are worth more, or this just part of the sales pitch?

Resorts often have different phases, which may have different floor plans and/or decor. Sometimes, each phase will have its own HOA (homeowners' association); this mostly matters later on, if the developer is no longer running the resort.

Whether a new phase is better than an old one really depends on the resort. The new phase will be newer, of course. Sometimes the newer phase will have bigger units or a better layout. But, other times resorts make their newer units smaller, because they've discovered that people will buy even without all the space. So, there is no general rule about whether a new phase is better.

Basically, I think "closing out the current phase" is just a sales pitch, to create a feeling that the timeshare will soon be no longer available and that you'd better buy now.

From TS developer's point of view, if the economic is blooming, the new phase worth more. If slae is slow, they will fire sale it. From consumer point of view, new phase usually worth less unless it take 10 years sales for the old phase. Overall, it just a sales pitch, since the price are similar unless the developer jack up the price.

On the other hand, it probably means you will start to see more and more resell in the market on the old phase.
