    S0, consider the owner for what they are, people. Not just a number by which to charge a fee to.
    You have a chance to turn around the sour taste that timeshares now have in the mouths of many many people. Remember, the owners are the ones that drive the world of timeshares. Be good to them, don't abuse them the way the industry has for so many years. Be bold and remember who you work for, the owners. A happy owner that is treated fairly and treated as a human being will be happy to pay a fair amount of m/f.
    I certainly agree with you. We own a timeshare at two small, independent projects and we are happy with how they are run for the timeshare owners.

    Here is one example for instance. At one of the two timeshares, we had to vote if we wanted to add a "tub chair" or not and I voted against it because I thought it had to do with a chair in the bathroom. I didn't know what a tub chair was.

    Thank goodness, it was voted in by the other 24 owners because they added two tub chairs in the in the living room and everyone loves them because they turn around in every direction so you can look out or face your company or watch TV.

    I believe that owners should have more say in what is going on with the resort and the timeshare units too. Voting makes it fair and the majority wins. All of us are part-owners even if it is only 1/50th or 1/25th in our case here.

    I also believe that you should be able to communicate with the elected officials when you have a question. We can do that too. They should also have a list handy of owners who want to sell their timeshare so they can FAX it to people who are interested and the same for rentals too. I doubt if the HOA can sell your timeshare because then you need a real estate license. Our one developer will list your timeshare for you for a commission and this is how he has re-sales available at the resort that are listed in the MLS too.

    All HOAs should foreclose quickly on the people who do not pay their maintenance fee. There are resorts that won't let you use your week , if you are not current, but someone has to pay that maintenance fee so everyone will have to pay more if they wait with foreclosing.

    I hope this topic will stay open for everyone to read and comment on because other timeshare owners may have some good ideas or recommendations that all HOAs may benefit by. JMHO.

      From what I gather (before we bought), they've had trouble having quorum just to have the annual meeting to be able to vote. There weren't enough people attending or sending in their proxies for voting to be able to occur. I have a problem with that. If you can't get off your butt enough even to send in a proxy, you can't whine about MFs or other stuff.

      Having said that, I do think that the association/mgmt group can improve on its level of communication. When you have more of that, you generate more interest and get less apathy. Hopefully, I can contribute to that.

        I own at Whistler Vacation Club at Twin Peaks. Do you know if they have combined board meetings for Twin Peaks, Lake Placid and Northstar?

        Also, just as an FYI - I questioned why Twin Peaks MF were raised this past year (by 10%), and the annswer I received was this:
        A major item effecting this change is due to the increase in the cost of labour due to the high demand and the low numbers of available workers, not only in Whistler but throughout British Columbia.

        Also, the 2010 Olympics are coming up at Whistler. That's something else to keep in mind. The letter than accompanied our MF statement asked for members to pass along any suggestions on how to distribute the weeks during the Olympics that was "fair and equitable" for everyone. Personally, I'd like to see a lottery held. Right now, the current method of booking weeks (based on first-come first-served) works well normally. But for the Olympics, I think a lottery would be more fair.

          Lanalee, we own at both LP Lodge and TP. The annual meetings for all the resorts are held on separate days. Also note that quorum didn't get met either for TP . I didn't even receive notice on when the annual meeting for that was.

          There are some communication issues that I want to enhance to the owners. I've got some ideas on that.

          MFs did go up due to labour costs. There is no doubt that turnover of staff is an issue with the employment market right now. BC is in growth mode and it is an EEs market, not an ER's market.

          On the 2010, while I would love to leave it at status quo with 1st come, 1st reserve, I do believe a lottery system would be more equitable. If you have ideas, please PM as I'd be happy to discuss this further.
