  • The More You Look, The Worse It Gets

    I'm sticking this here rather than on the Mexican Board, because it is more about folks not being familiar with what they own than it is about Mexican timeshares, although the latter is also true.

    Let me first say that I am not an ex-spurt on Mexican timeshares.

    As I've mentioned elsewhere, Jenny and I have been looking after an 86-year-old neighbor who lives on his own and who has no close relatives. Earlier this year he asked me to look into his timeshare, because he knows I practically live on the Internet talking and learning about them.

    Although our neighbor sold timeshares here in Branson, his knowledge is restricted to that very narrow tunnel associated with developer sales. He does not know what he owns.

    It was not easy trying to determine that with folks at his resort, people who did not share a common language with me and who did not care to be bothered about it. But I was able to determine that he owns two floating RTUs expiring in 2016. I set him up online with RCI and we could see that he had four weeks Spacebanked and by the occupation numbers we could determine what size units he owns (his units are called Senior Clubs, which does not tell you anything about them).

    We determined that his annual fees are somewhere around $600 per week and that he had paid for 2006, late like in 2005, with a penalty, but he had paid. Now that I think about it, he called me in January, 2006, and I had to figure out how to get his fees paid.

    We determined what weeks he could ask for, all but Easter, Holy Week, Christmas, and New Years.

    But, until this morning, that all was relatively good news.

    He has taken a turn for the worse and his ex life-partner has come back to try to put all the loose ends together.

    This morning I logged onto his account on RCI, to prepare a report for her. The new RCI.com has information I did not have available the last time I did this. Now I can see that the resort is a mandatory all-inclusive. Of course, neither of them will understand what that means, but it means that in addition to the annual fee, anyone actually using the weeks would also have to pay a daily fee to stay there.

    In off-season it is $51 per person per day and in peak-season it is $82 per person per day. At maximum occupancy (6) that means that, including the annual fee, it would cost a minimum of $1300 and a maximum of $4200, per week, to use their weeks.

    And I am to be the messenger of that good news!

    My first timeshare was a Mexican resort (Sun Club/Plaza las Glorias in Cozumel) that was *not* all inclusive. Now it has been bought out by a big all inclusive company in Mexico, Palace Resorts, and it is mandatory AI. Needless to say we had a big struggle trying to figure out our rights two years ago, but our original timeshare chain was near bankruptcy and going downhill, so, something had to happen with it. The fact that it was bought out and became AI felt like something was forced on us, but, I've heard it's fantastic now and worth the AI fees. I don't really have any advice for you to pass along, except maybe use it to send family members on vacation, via a trade into an easy destination like Orlando, say, hmmm, OLCC!

        Perhaps you can get him to amend his will and make the resort the beneficiary of those RTU's ? There have been discussion of Mexican AI resorts, noting that they are generally not good traders and the all-inclusive is often the reason why. Of course there are some remote places where an RTU would be OK, but in the larger vacation spots with a broad choice of restaurants, who wants to pay the high AI fee. I can also imagine that you will find the vacation experience at AI's a little less desireable with those determined to get their money's worth staggering about.

          Orange Lake River Island has a high up RCI number. Is it new? Is it swank? I might want to go there sometime...in fact that Memorial Day week is very tempting!

            I am sure the new OLCC is great and I am going to be watching for a last-minute week very soon for the resort. My blue week ought to get us a decent two bedroom in January. I really want to try this one out.

              JLB, I was under the impression that they cannot alter the old contract for the owner until it is used up. If you have a contract that doesn't have the mandatory A-I clause in there then you still can go to that resort and do not have to pay the mandatory A-I fee. I don't know how it is after someone would renew that contract again. I have a friend who bought an old Mayan Palace contract and she doesn't have to pay the mandatory A-I fee either.

                Great idea Tony! Will ownership back to the resort! What can they do if you are dead!!!???

                You need to pay attention girl! Dividing OL into two, and likely four, resorts is all the rage, a topic of conversation du jour!

                Unfortunately, not just in regard to the timeshare, but for all the matters that need to be addressed, it is evident that the ex-companion is in way over her head. There is a brother, four children, three step-children, an unresolved estate of an ex-wife, a deceased beneficiary child of the ex-wife with her proceeds going to our neighbor, and too many attornies involved. The brother, also elderly, is an attorney who recently obtained our neighbors power of attorney but now our neighbor is trying to revoke that, and give it to the ex-companion.

                We need to distance ourselves from this matter before she screws it up and we get the blame.

                  You are right. But don't walk, run from this situation. It sounds like a family squabble about to happen and you don't want to be in the middle of it.

                    I see I forget to mention that the brother in California called me today, pumping me for information, asking me if I have seen if our neighbor got mail from an attorney.

                    I try not to prejudge anyone, and there is always two, or more, sides to every issue, but the brother makes more sense than either our neighbor or his ex-companion.

                    Anyway, we plan on turning in our resignation.
