  • Owner-Occupied v. Rental

    Discussion starter.

When we owned rental property I was amazed by how often I had to repair or replace stuff on the rental property that I never had to at our own house.

Window screens, tub enclosures, door knobs, drains, faucets, toilets, carpeting . . .

Those who lend money for mortgages definitely draw the distinction, lending less and charging more for rental property mortgages.

The problem when applying it to timeshares is that we really can't do much about it since our unit is owned by up to 49 others.

It would seem logical that users of timeshares in some areas would be harder on them than in other areas. It seems that resorts in family destinations would be the hardest hit, maintenance-wise.

Kids are designed to break things.

I think you are right. Family destinations are at the most risk.

Even my normally well behaved kids like to jump on the beds in hotels. Jumping from one bed to another was even more fun.

      Oh!

      That's not what they're for?

Wow, the BOD at our resort actually agrees with me. That doesn't happen very often.

I read the just-arrived newsletter and there is a 6% Rental Service Fee charged on all units that are rented out, with the proceeds going into the replacement reserve fund. That actually makes sense.

Unrelated to this topic, our annual fees have also been lowered, 5 to 9%. How often do you hear that?

They are either very good or very bad!

I also would agree that renters would certainly care less. Even if i own 1/50, I still own!
