I am looking to purchase a 3BR villa at St. John Westin. It is in the summer season. It is week 27. What would a good price be for this property? What do you think it would get for a rental? I am looking around $40,000. I have seen some higher and some lower. Any suggestions would be appreciated.

I once owned there, just a studio, week 35. Nothing as wonderful as what you're considering.
WSJ is a primo, ultra trader. Week 27 is a summer week as was week 35. I never had a problem with it being a summer week, although the more sought after weeks were winter ones in my experience.
Make sure that you're getting a plunge pool.
You've probably shopped around a lot. There is room for negotiations . Here are my reasons:
It is very difficult to internal exchange there.
There are no real views and you are quite far up the hill and across the street from the Westin Hotel and it's Amenities. If you are in the new section there will be no view at all and no private plunge pool either with the 3BDRM.
The Mainentance Fee is around $1500 for one week. Rumor has it that Westin wants to charge a special assesment to refurb the units on top of that. <If they can't keep up the resort with those MFs something is wrong>.
Factoring a tenth of your purchase price per year plus your maintenance fee you can rent some spectacular homes with their own pools and bay views for a lot less.
Rumor has it that the units rent for $5k a week but I doubt that, as the private homes rent for less than $3k particularly if not week 1 thru 16.
If I were one of the mega-million winners perhaps I would think differently.
