      Pat, it only took a week from the time the Barnstable people got the paperwork to the time the deed was recorded? Am I getting that right? Thanks!

        I bought my first TS in the Cape off Ebay. I did not trust the person so I drove to the resort to meet him and we went to Barnstable to file the papers there in person.

          Yes, that is why I posted - althought it took another month to get the recorded deed back from the County - they mailed it directly to me, not the closing company.

          But I got a 'welcome' letter from the resort management company postmarked 3/9/07 welcoming me as a new owner.

          I think you need to make some noise about this to the closing company.

            Alas, I can't drive to the sellers, they're in Washington State. And supposedly the paperwork is with the people in Barnstable and has been there since the beginning of the month. That's why I'm anxious--it took the seller a very long time to get the paperwork off to Barnstable and I'm waiting to see that the deed has been recorded. In Pat's case this took only a week but mine is now about three or four weeks and counting. If the sellers hadn't taken so long to get the documents to Barnstable I wouldn't be so antsy....

            It sounds like Holiday Group did a great job for Pat. My sellers are more iffy, but I'm hoping everything will work out all right.

              Wacky, is there a closing company involved?
              Did you get a copy of the 'unrecorded deed' that they signed and had notorized?

              Maybe they said they mailed it and they didn't until recently or it wasn't notorized correctly and was sent back to them?

              There are a lot of 'ifs' with your sale.

                  Mine was a few years ago and I did all the paperwork myself. It took several months for the Deed to be recorded and sent back to me.

                  BTW, any of you own at Sandcastle?

                    Pat H, how long ago was that? From TUG I got the impression that Barnstable was generally very slow, but Grayfal Pat had such a super-speedy turnaround. In any case, I should really be chasing the sellers and closing company on mine. I just want the deed safely in my hot little hand.

                      No, I was tempted a few years ago to buy one there but then ended up with my 2 Island Park Village RCI traders.
                      I bought at Ocean Club at Smuggler's Beach ...

                      Wackster - your SELLERS are really the problem as reported by you - as far as you know, they didn't even get the deed to the county until early this month.
                      I suspect with the volume of sales that Holiday Group does, they might have a 'connection' at various county recorder offices.

                      When I sold my (2) Marriott weeks last year - using 2 different closing companies recommended on TUG - it took 5-6 months for EACH week - and that was with me and the buyers constantly hounding the closing companies.
                      Ya just NEVER know how fast this will go.

                          I remember at some point last year Holiday group was selling a unit and on the add it stated that it may take up to 9 months for property transfer. I wish I could remember which resort it was..and I never asked why.

                            Don't blame it on the Barnstable County hall of records. They are extremely forthcoming and quick. Not the type of organization that will spend the whole drinking ciffee and chatting while your paperwork sits in a basket on the desk. They process the deeds immediatly uponreceipt and you can view them on the interset.
