    There are many Ebay timeshare sales on the internet. 2 of the timeshare closing companies are listed here with their mission statement. Please feel free to add to the list.

    Since more and more people are buying timeshare weeks and points on Ebay, maybe we can do a thread on the subject of Closing Companies.

    We could do a overview of the Company with FAQ.

    Here is just a short list of questions to consider.

    1) How long did the closing take?
    2) Who did you deal with at that Company?
    3) Did you find that their mission statement to be true?
    4) Would you deal with the Closing Company again.
    5) Do you need to use the Closing Company listed in the Ebay auctions?
    6) Where you able to just allow the Closing Company to handle the Closing or did you find errors in the closing and/or the listing on Ebay?
    7) Should you get the name of the owner of record at the resort and check with the Resort to see if the week is indeed owned by the seller, all MF are paid, there is no mortgage owned, and the that the week in not spacebanked in the owners name?
    8) Did the Closing Company answer you email questions in a timely manner?
    9) Did the person you were dealing with keep you posted on how things were going?


    I am now dealing with one sale with each Closing Company. I will keep you posted about each Closing.

    Not a bad idea as the subject of who to close with comes up often and it would be nice to have some kind of FAQ to refer them to.

      This is a great idea! I would like to hear about the experiences of others. Are you only wanting to work with ebay sales and closings or private sales as well?

      I currently have a purchase through ebay:
      Timeshare Closing Services. Fairfield points Fairfield Harbour. Ebay bid won May 4. qualityvacations aka Joel Richwagen (I think).

        I had suggested earlier to Frank that this would be a good area to add to the Links directory.

        However, I strongly suggest using a professional in the state where the timeshare is located rather than one of these multi-state closing companies. They get too much wrong in states other than their own. The North Carolina State Bar has recently issued letters of caution to a number of timeshare closing companies (I'm not sure which ones) advising them that only an attorney licensed in North Carolina is authorized to draft a deed for a timeshare in North Carolina, and that if these out of state companies do so they are in violation of the criminal law of NC and also subject to civil sanctions. It looks to me that they are getting serious with these folks.

          What Happening!

          The Beach Club at St. Augustine timeshare week. Auction won on May 11, 2007. Title Outlet Inc. dochoa77 AKA Doug Ochoa.

          I had won an auction on Ebay for a 2 Bedroom at The Beach Club at St. Augustine several months ago. The listing on Ebay was clearly that of The Beach Club at St. Augustine. The Closing Company was Timeshare Closing Services and John Hutchinson was the agent for them. When I got the deed for this resort I found that the Deed description had The Beach Club at St. Augustine listed but the week was for unit 600 for the Townhouses at St. Augustine Beach and Tennis Resort . Since The Beach Club has only 4 floors, I knew there was an error on the Deed.

          After I called John about the problem, Timeshare Closing Services and John Hutchinson returned my payment within 3 days. John told me he would call me if a 2 bedroom at The Beach Club becomes available. There are only eight 2 bedrooms at The Beach Club so they do not show up on Ebay too often. But John has called me several times like he said he would and has answered my emails in a timely manner.

          I didn't want this to happen to me again (selling me the wrong Resort). So, I emailed Doug Ochoa 4 times asking for the name of the owner of record at The Beach Club at St. Augustine for the 1 bedroom I just won on Ebay. Since I already own 5 weeks at The Beach Club, I want to call to make sure that all things are in order for this sale.

          As of right now, Doug Ochoa has not answered these emails. I will keep you posted.

          What I am really saying is that I don't think you can just but it in the hands of these Closing Companies and expect it will be handled without any errors.

              How do you suggest finding a local one?

              Also, is it important to find a professional in the county where the deed is recorded?

              I am trying to find a professional in Myrtle Beach, SC and Crossville, TN that would provide the services that a multi-state closing company performs and for me I have not stumbled upon one yet. It was be real nice if they are familiar with timeshares (especially Fairfield) to boot.

                I am not familiar with Tennessee, but I suspect you should be able to find one in Myrtle Beach. You might ask the resort to recommend someone. The issue came up on TUG with reference to Hilton Head, and Tuggers came up with several suggestions of attorneys on Hilton Head who handled timeshare closings and charged a reasonable fees. On the OBX, the timeshare specialist rental and resale broker, OBRR, will handle closings for outside sales, and there are some local attorneys who have also done t/s closings. I believe there is a timeshare specialist resale broker at Myrtle Beach. They might also do closings for outside sales.

                Probably the escrow part could be done by someone outside the state, but be certain a competent LOCAL professional prepares the deeds. That is what I have seen most often screwed up by these multi-state outfits, and particularly deeds INTO the postcard companies. The deeds out of the postcard companies are more likely to be straight, but that doesn't help much if the underlying deed is seriously defective.

                    I'm not sure bout this but I think "OBX" is referrin to the Outer Banks of North Carolina's coastline & "OBRR" I think is referrin to the Outer Banks Resort Rentals ~~

                      THANK YOU Carolinian!

                      I own two Fairfield points contacts, one in Tennessee the other in Myrtle Beach.

                      I took your suggestion and called Fairfield Financial Services (corporate) and spoke with their Title and Deed department. Fairfield still sells retail points contracts in TN and SC so I asked them what company handles their retail sales deed preparation and recording.

                      I received two companies, one in Arkansas (for the TN) and another in Georgia (for SC). The Fairfield rep actually suggested that I ask each company if they can handle both TN and SC. The nice part about these two companies is they have indepth knowledge of Fairfield since they handle FF's paperwork already.

                      As it turn out the Georgia contact can handle SC but not TN. The Arkansas contact can handle both states (I even asked about the SC law concerning an attorney handling the deed work and this rep said they have attorneys that can sign the SC deed affidavit).

                      The Arkansas company charges $225 for the paperwork, plus $100 for escrow and $50 if an Estopple letter is needed (=$375 fully loaded per closing). In FF's case, FF Corporate also charges a $100 transfer fee.
